Bloomington and Bloomington Hills share a name, a ZIP code (84790) and a freeway exit, but they sit on opposite sides of Interstate 15 in St. George, Utah, and they were not built as one place. Bloomington is the 1969 planned community west of the freeway, laid out around a private golf club near the Virgin River. Bloomington Hills is the hillside neighborhood east of I-15, where the oldest home sold through the MLS in the last three years was built in 1977 and the golf course next door belongs to the city. Buyers mix them up all the time, so here is how I tell them apart and what I check on each side.
Where is Bloomington, and where is Bloomington Hills?
Bloomington is west of I-15 and Bloomington Hills is east of it, and both are reached from the Brigham Road interchange, Exit 4. That shared exit is most of the reason people blur them together. Bloomington Hills Elementary sits on East Brigham Road, and the Bloomington Hills addresses in the MLS run along streets named after trees: Willow, Sweetgum, Redwood Tree, Chokeberry. West of the freeway, the streets wrap Bloomington Country Club.
The name itself is older than either neighborhood. The Washington County Historical Society records that Joseph W. Carpenter surveyed a farming settlement called Jamestown in 1875 and renamed it Bloomington, that only four families remained by 1930, and that all of them were gone by the 1950s. The modern community reused that name. I could not find a source that says when or by whom the Bloomington Hills name was first used, so I will not guess at it.

Bloomington: a 1969 planned community built around a private club
Modern Bloomington was a development, not a slow-growing town. According to the Washington County Historical Society's history of Terracor, Johnson Land Company bought 700 acres near today's country club in August 1966, merged with Ivory and Boyer Company to form Terracor in December 1968, and sold all of roughly 1,400 lots within a year. One-acre lots first sold for $3,000. William H. Neff designed the golf course, the first residents moved in during the summer of 1969, and the Man O' War bridge over the Virgin River was dedicated on November 29, 1969. The society calls it the first planned community in Utah.
The club is still the center of it. Greater Zion, the Washington County tourism office, lists Bloomington Country Club at 3174 S Bloomington Dr East as part of the neighborhood since 1969 and describes it as a membership course where non-members play as a member's guest. Owning a home on the fairway does not come with a tee time. The Washington County MLS shows how old the housing stock runs: among closed sales from October 1, 2023 through October 15, 2026 in subdivisions whose names start with Bloomington (Hills excluded), the oldest homes were built in 1970. If you are shopping the west side, my Bloomington neighborhood page and my Bloomington Country Club page carry the current listings, and both are linked at the end of this post.
Bloomington Hills: hillside streets next to a city golf course
The golf story on the east side is the opposite. St. George Golf Club, at 2190 S 1400 E, is one of four courses owned by St. George City, which lists it as par 73. Greater Zion puts it at 7,217 yards and warns golfers about the Fort Pierce Wash running through it. Anyone can book a round, and Utah residents can buy the city's loyalty card for lower green fees; I covered who can play which course in my September post on public and private golf in St. George.
The homes came later than Bloomington's. In Washington County MLS closed sales from October 1, 2023 through October 15, 2026, 154 sales were recorded in subdivisions named Bloomington Hills, including Bloomington Hills Golf Club Estates and Par 5 at Bloomington Hills Townhomes. The oldest was built in 1977, 74 of the 154 were built before 1990, and the newest was a 2024 build. In my experience showing homes here, the view from a Bloomington Hills lot changes a lot from one street to the next as the ground climbs, so I treat lot position as a bigger price factor than the house itself. The current inventory sits on my Bloomington Hills homes for sale page.
What should you check before buying on either side?
Check the school, the HOA and the flood zone by address, because the neighborhood name answers none of them. Bloomington Elementary is at 425 Man of War Road and Bloomington Hills Elementary is at 919 East Brigham Road, per the Utah Education Network school directory, but Washington County School District assigns students by primary residence, not by subdivision name. I walked through how that works in my August post on how St. George school boundaries are set.
HOA status follows the recorded plat and declaration, not the Bloomington label, so do not assume either way. Read the recorded CC&Rs and ask for the resale disclosures before you write an offer; my HOA checklist for St. George buyers covers what to request. Flood risk is the one people skip. During the January 2005 flood, the Deseret News reported hundreds of people filling sandbags to protect houses in Bloomington, while the Santa Clara River destroyed at least 14 homes elsewhere in the St. George area. Look up the exact parcel on FEMA's Flood Map Service Center before you commit, because your lender will use that zone to decide whether flood insurance is required.
For the bigger picture, my St. George market summary carries the current monthly price numbers, and my golf course homes guide compares every golf community in the area. Every page and source mentioned in this post is listed here.

Bloomington vs Bloomington Hills: Frequently Asked Questions
Is Bloomington Hills part of Bloomington?
No. They are separate neighborhoods of the city of St. George that share a name, a ZIP code (84790) and the Brigham Road interchange. Bloomington is the 1969 planned community west of Interstate 15, built around the private Bloomington Country Club. Bloomington Hills is the hillside neighborhood east of I-15, next to the city-owned St. George Golf Club.
Can you play Bloomington Country Club without being a member?
Not on your own. Bloomington Country Club is a membership course, and the county tourism office, Greater Zion, describes non-members playing as the guest of a member. St. George Golf Club across the freeway is one of the four courses owned by St. George City and is open to the public.
Which elementary school serves Bloomington Hills?
It depends on the address, not the neighborhood name. Bloomington Hills Elementary sits at 919 East Brigham Road and Bloomington Elementary at 425 Man of War Road, but Washington County School District assigns students by primary residence, so check the specific address against the district's boundaries before you rely on either school.
Are homes older in Bloomington or in Bloomington Hills?
Bloomington generally. In Washington County MLS closed sales from October 1, 2023 through October 15, 2026, the oldest home sold in a Bloomington Country Club subdivision was built in 1970, while the oldest sold in a Bloomington Hills subdivision was built in 1977. Bloomington Hills also has newer infill, including a 2024 build.

I have sold real estate in St. George for 13 years, and the two Bloomingtons are one of the most common mix-ups I sort out for buyers new to town. If you are deciding between the two sides of the freeway, call me at 435-200-5508 and I will tell you what I know about the specific streets you are looking at.
