The story this month is negotiating room. Over 1,000 listings are active across the area, roughly half of June's closings included a price cut before going under contract, and the busiest price band was $500K to $749K. Homes are still selling in about five weeks at 98% of asking, so this is not a falling-knife market, but the days of naming your price and getting it are over for sellers, and buyers have real selection for the first time in years. Mortgage rates helped at the margin, with the 30-year fixed easing to about 6.4% in early July, a multi-week low.

If you're buying: inventory over 1,000 units means you can be picky, and the price-cut share means sellers are listening to offers below list. New construction sweetens this further, with most builders advertising incentives right now. Get pre-approved, then negotiate like it's 2026, not 2021.
