Why Buyers Choose St. George, Utah

St. George is one of the strongest markets in Southern Utah because it combines red rock scenery, mild winters, golf, trail access, medical services, shopping, and year-round outdoor recreation.

What it actually costs to live here

Every real estate site will tell you Southern Utah is affordable. I built four calculators that show you the actual numbers instead. Each one runs on published rate schedules, county fee tables and current tax law rather than a national average, and each prints its sources and the date I last verified them. Power Cost Calculator

The same electricity that costs about $496 a month on one Washington County utility costs about $931 on another. Same house, same usage, same summer. Nine utilities compared, including PG&E and Southern California Edison for anyone moving from those.

Property Tax Calculator

A $600,000 primary residence in St. George runs about $2,177 a year. The identical house as a second home runs about $3,958, because Utah taxes one on 55 percent of value and the other on 100 percent. Thirteen Washington County tax areas against eleven other cities.

Closing Cost Calculator

On a $500,000 purchase with a $400,000 loan, the buyer pays about $1,891 in title, escrow and recording, and the seller pays about $2,881. Priced from First American Title's published Utah rate schedule and the county's $45 recording fee, not a percentage of the sale price.
