December data gives us a clean “end-of-year” snapshot for Washington County Residential as we close out 2025 and head into 2026. The big story: inventory is up, buyer activity stayed strong, and prices held steady overall—especially in the areas people relocate for lifestyle, space, and recreation like St. George and Hurricane.
December 2025 Market Snapshot (Washington County)
- Median Sale Price: $525,000 (up 1.96% year-over-year)
- Average Sale Price: $657,151 (up 9.71% year-over-year)
- Homes Sold: 331 (up 2.5% vs. December 2024)
- Pending Sales: 315 (up 18.4% year-over-year)

In plain English: buyers had more choices than last year, but the market still moved—especially when homes were priced right and presented well.

St. George: The market continued to reward homes that are priced accurately and show well. If a home is dialed in (price + condition + marketing), it still sells. Inventory Is Up (Good for Buyers), But Activity Is Up Too
Active listings finished December up 15.6% year-over-year, which is a big deal. Buyers have more leverage and more options than they’ve had in years.
At the same time, pending sales jumped 18.4% compared to last December. That tells us buyers are still stepping off the sidelines—especially when a home checks the boxes and is priced correctly.
Pricing: Stable at the Median, Strong at the Top
December’s median sale price held at $525,000, while the average sale price rose meaningfully year-over-year. That usually means the core market stayed steady while the upper end of the market provided lift.
In real life: you can’t “name your price” anymore, but strong homes still sell—and high-end properties can still perform when they’re positioned correctly.
Days on Market: A Healthier Pace
December’s average days on market came in at 77. This is a more normal market rhythm: buyers can do proper due diligence, and sellers need to be realistic from day one.
