The Ledges sits at about 3,810 feet on the north edge of St. George, Utah, roughly 8 road miles from downtown and 22.5 miles from St. George Regional Airport, with Snow Canyon State Park just to the west. That location is the whole trade: you get red rock, a Matt Dye golf course and quieter nights, and you give up a few minutes on every errand. I sell homes up there and in the older neighborhoods below it, and the buyers who end up happy in The Ledges are the ones who priced in the drive, the HOA layers and the ongoing construction before they wrote an offer. Here is what each of those looks like, with the source for every number.

Where is The Ledges, and how long are the drives?

The Ledges is inside St. George city limits, not Ivins or unincorporated county. I checked the clubhouse at 1585 Ledges Parkway against the State of Utah's official municipal boundary layer, and it falls within St. George. Ledges Parkway empties onto State Route 18, the main road north out of town, so nearly every trip starts with the same run down SR-18 and Bluff Street.

The table below shows road miles and drive times from the clubhouse. They are free-flow estimates from the OSRM open-source router, run on November 5, 2026, so they assume no traffic and no red lights going your way or against you. In my experience showing homes up there, add a few minutes at school drop-off and on Bluff Street in the late afternoon.

The airport is the number that surprises people. It sits on the far southeast side of town, so from The Ledges you cross nearly all of St. George to reach it. If you fly often, budget about 40 minutes door to terminal and more on a busy Friday. The hospital at 20 minutes is fine for a routine appointment, and it is worth knowing where the closer urgent care options are before you need one.

The elevation figure comes from a USGS point query at the clubhouse, about 3,810 feet. The community does not publish its own number, and lots higher on the bluffs will read differently.

Who can play The Ledges golf course?

The Ledges Golf Course is a par 72 Matt Dye design that plays about 7,200 yards from the back tees, per the club's own course page at ledges.com. The club describes itself as semi-private: members, guests, resort guests, residents and the public can all book tee times. Owning a home in The Ledges does not by itself make you a member. As published on ledges.com in November 2026, resort guests can book up to 12 months out, residents and the public up to 90 days, and members up to 14 days, with membership sold separately on monthly dues.

Homeowners in the master association do get a discount card for 10 percent off green fees, the Fish Rock Grille restaurant and regularly priced golf shop merchandise, according to the HOA page. That is a perk, not access. If golf every week is the reason you are buying, price a membership alongside the house. My post on who owns each St. George golf course and who can play it puts The Ledges next to the private clubs and the city courses so you can compare.

How do the HOAs work in The Ledges?

The whole community sits under the Ledges East Master Owners' Association, and ledges.com lists 13 neighborhood sub-associations beneath it, so expect two layers of governing documents and, in most neighborhoods, two lines of dues. The master association's page on ledges.com says plainly that "dues and fees are specific to each neighborhood" and does not publish amounts. I will not guess at them here. Ask for the resale disclosure and the current budget for the specific neighborhood before you are past your due diligence deadline.

Exterior changes go through an architectural review board, the ACC, with community-wide guidelines plus a separate set for each neighborhood. Paint colors, landscaping, solar panels and additions all fall under it. That protects the look of the place, and it also means a project you would do on a weekend elsewhere may need approval first.

Nightly rentals are the other thing to settle early. Ledges.com lists The Fairways, The Escapes and Sand Cove as zoned for nightly rentals, and Hillcrest, still under construction, is in the same group. The other neighborhoods are not on that list. If you want quiet neighbors, buy outside those four. If you want rental income, buy inside them, and confirm the use in the recorded CC&Rs and with St. George City zoning, not only from marketing copy.

What else should a buyer check before choosing The Ledges?

Construction is still going. As of November 2026, ledges.com lists Hillcrest, High Point and Yellow Knolls as under construction. Buying next to an open lot means trucks, noise and a view that can change, so ask what is planned behind and beside you, not only what is built today.

Schools are the other check. Points at the clubhouse and along Ledges Parkway fall in the Diamond Valley Elementary, Dixie Intermediate, Dixie Middle and Dixie High boundaries on the Washington County School District's own boundary maps, which I read on November 5, 2026. Boundaries move, and outlying parcels can land differently, so check the exact address. My post on how St. George school boundaries and open enrollment work walks through the district's lookup.

For the current number of homes for sale in The Ledges and their asking prices, I keep a dated snapshot on the The Ledges community page, and the county-wide picture is on my St. George market summary. If you want the full menu of golf communities in town, start with St. George golf course homes.
