Asking prices here currently run from around $2.5 million up past $3.4 million, and the homes are big, generally 4,100 to 5,700 square feet, almost all built in the last few years.

One has been configured to sleep up to fourteen guests with documented booking history and a pro forma available. That combination is genuinely rare in Southern Utah, and it is the main reason this community draws buyers from out of state.

Every home I have tracked in Cliff View sits on the golf course, and most are positioned on signature holes with direct fairway views. Private pools and spas are essentially standard here, not an upgrade, along with putting greens, outdoor kitchens, firepits and the kind of indoor-outdoor entertaining space these red rock views were made for. A couple were former Parade of Homes or builder showcase homes, so the level of craftsmanship is high even by luxury standards.

Copper Rock itself is the draw underneath all of it. The course is one of the better newer designs in the region, and the community puts you about fifteen minutes from Sand Hollow Reservoir and the dunes and roughly half an hour from Zion National Park. So you get a true golf-and-resort setting that is also a short drive from boating, off-roading and one of the most-visited national parks in the country. Cliff View Estates is in the Washington County School District, with homes zoned for either Three Falls Elementary or Hurricane Elementary, then Hurricane Intermediate, Hurricane Middle and Hurricane High.
