Enoch No HOA Homes

Most of Enoch has no HOA at all, which is exactly why a lot of my buyers look here in the first place. No design committee, no letter about your trailer, no monthly dues buying you a clubhouse you will not use. This page keeps the current no-HOA listings in one place, and I still read title carefully on every one, because the occasional recorded restriction shows up where you least expect it.

Enoch is the town people pick when they work in Cedar City but want a newer house, a bigger lot, and a quieter street. It sits about eight miles northeast of Cedar City on SR-130, a 15 minute drive, at roughly 5,500 feet, so you get all four seasons and real summers that stay livable. This is one of the fastest growing towns in Iron County: the 2020 census counted about 7,400 people and the Census Bureau's 2025 estimate put it near 8,800, and most of that growth is young families in newer subdivisions.

Lots, animals, and what Enoch allows

Enoch runs its own zoning, and the town's general plan ranges from low density residential at up to two homes per acre out to agricultural reserve ground, so lot sizes vary a lot more than they do in a typical subdivision town. Plenty of properties on the edges hold animal rights, but Enoch's rules are zone by zone and the code has been amended over the years, so before you count on horses, a second dwelling, or a big detached shop on a specific parcel, I will pull the zoning on that exact lot and we can confirm it with the city in one phone call. That is a ten minute step that saves a lot of heartburn.

Common Questions

Is most of Enoch really HOA-free?

The large majority of it, yes, which is a big part of the appeal. No dues, no design committee, no letters. Zoning still applies, so it is not a free-for-all, but the rules come from the town, not a board of neighbors.

What replaces the HOA's role here?

The recorded documents and the jurisdiction's code. I read title on every purchase for old restrictions, easements, and road maintenance agreements, which in rural areas matter far more than any HOA ever did.
