A meaningful share of the community is held by investors as long-term rentals, which tells you the rent math here has already been proven.

Small attached communities punish assumptions, so before any client writes at Blackhawk we verify the HOA fee and what it covers, the rental policy, and the association's health, because published data on this community is thin and partly wrong on other sites.
