Pioneer Pointe is one of Santa Clara's newer communities, and it is still building out, so this is the page to watch if you want a brand-new home without going custom. The floor plans run from around 1,600 to 2,300 square feet, three to four bedrooms, and several are two-story designs that pull in Snow Canyon views from an upstairs balcony. A few of the plans include a legal attached suite, which is a nice option if you have parents moving in or want a long-term rental under the same roof.
Pricing has been reasonable for new construction here, running from the high $500s into the high $600s depending on the plan and how far along the home is. Builders have also been putting incentives on the table, sometimes around $15,000, though those come and go, so it is worth asking me what is actually being offered before you commit to anything.
Location
The spot is genuinely convenient. You are right off Pioneer Parkway, minutes from the new Black Desert Resort, Harmons grocery, Gubler Park, and Snow Canyon State Park, with championship golf and endless trails close by. For a lot of buyers that combination of a new home, a community pool and pickleball, and quick access to the good stuff is the whole pitch.
Buying new construction the right way
