Central sits on SR-18 at about 5,200 feet, 27 miles and roughly 36 minutes north of St. George, right where the road to Pine Valley turns off. Central is unincorporated Washington County, governed by county land use code rather than a city hall. Zoning up here leans rural: residential agricultural lots from one acre up, and agricultural parcels at five acres and beyond, with plenty of ground that has never been subdivided at all. The county allows one accessory dwelling on lots under five acres with owner occupancy strings attached, and short term rentals require a county license with an owner occupancy requirement and per subdivision caps. If your plan involves animals, a shop, or a second dwelling, the county framework here will usually let you do it, and I will verify the specific zone on any parcel before you write an offer.

On most properties here, yes, especially outside any HOA. Lot sizes make it practical and the local culture expects it. Where an HOA or recorded restriction exists I flag it in the first document review, before you get attached.

Turning geometry, grade, overhead clearance, and power. I have seen plenty of listings advertise RV parking that a 30 foot rig could never actually reach. I walk it, and when it matters, we measure it.
