Springdale Townsite Homes for Sale | Springdale, Utah

The Townsite is original Springdale: the ground settled in 1862 by farming families, now the walkable heart of town along Zion Park Boulevard and its side streets, with the Watchman standing 2,600 feet overhead. The housing stock centers on the 1980s with everything from older originals to newer rebuilds mixed in, the median lot runs a generous three-quarters of an acre, and there's no HOA anywhere in the historic core; Springdale's own design code does that job for everyone. Recent closed sales have run from about $900,000 past $2M, with around eight listings trading in a year, which makes the Townsite the most active market in town.

Townsite ownership is the full Springdale experience: walk to dinner, watch the shuttle handle the tourists, and let the dark-sky ordinance hand you the Milky Way from your own yard. The rental rules deserve repeating since half my Townsite calls ask: residential-zone rentals must run 90 days or longer, so this is a home and long-stay market, not a nightly one. The stock varies enormously from lot to lot, and the spread between an original and a remodel on the same street is the whole negotiation. I know these blocks house by house, and that's the knowledge that prices them right.

FAQ

Does the Springdale Townsite have an HOA?

No, the historic core carries no HOA. The town's design code fills that role for everyone: earth-tone palettes, height limits, and dark-sky lighting rules that protect exactly what you're buying.

What do Townsite homes cost?

Recent closed sales ran from about $900,000 past $2M, with roughly eight sales a year on generous lots with a three-quarter-acre median. It's the most active market in Springdale, which still means one listing at a time.

Can I rent out a Townsite home nightly?

No. Springdale's residential zones require rental terms of 90 days or longer, so the Townsite works for living and long-stay rentals, not vacation rentals. Nightly lodging in town is confined to a narrow commercial overlay.
