An acre is where New Harmony living actually starts making sense. It is the difference between a house in town and a property: room for the shop, the animals, the garden, and the RV, without a neighbor's window ten feet from yours. This page collects the current listings on an acre or more.

New Harmony is a town of a couple hundred people at 5,300 feet, sitting at the foot of the Kolob Canyons with cliff walls two thousand feet tall practically in the back yard. It is reached from I-15 at Exit 42, with the Kolob Canyons visitor center one exit south, Cedar City about 32 minutes north, and St. George about 45 minutes south. The town was settled in 1862 by families flooded out of Fort Harmony, it incorporated in 1936, and it has guarded its quiet ever since.

A town code written to stay rural

New Harmony adopted its own land use ordinance in 2020 and it is refreshingly clear. Keeping a horse or other large animal takes a minimum half acre, with up to three large animals on that first half acre and one more per additional half acre, fencing required. Vacation rentals are hosted only: the owner or manager must live on the premises, capped at four guest rooms and eight guests, so there is no absentee short term rental market here by design. Accessory buildings are kept modest without extra approval. It is a code built to keep New Harmony a town rather than a resort, and the people here like it that way.

What can I actually do with an acre in New Harmony?

More than in any city: a shop, a garden, RV parking, and on appropriately zoned parcels, animals. The zoning that governs New Harmony is what decides the details, and I confirm it parcel by parcel rather than guessing from the listing.

What is the hidden cost of acreage?

Water and maintenance. Wells, septic, irrigation shares where they exist, and simply keeping an acre from going feral all take money and attention. I would rather show you those numbers before you buy than hear about them after.
