Rio de Sion, Virgin

Rio de Sion is Virgin's standout upper-end subdivision, and it has come into its own over the last fifteen years. What started as raw ground on the Zion side of the valley has been built out into a neighborhood of large custom homes, most of them going up from 2008 into the last couple of years, so this is newer construction with the finishes and layouts buyers actually want. Virgin is a small Washington County town on State Route 9, the road to Zion, sitting along the Virgin River at about 3,606 feet. It is the closest side of the valley to the park, so this is a rural, spread-out place of larger lots and dark skies, with Hurricane and Sand Hollow a short drive west.

The market here reflects that. Recent sales have run from the low $800,000s to over $1,700,000, on homes roughly 2,700 to 3,900 square feet and up, which makes Rio de Sion one of the most consistently high-end places to buy anywhere in Virgin. You are paying for newer custom quality, real acreage, and Zion and red-rock views that are hard to match this close to the park.

As of 2026, Rio de Sion is also a private, gated community. The developers added a controlled entry gate this year, so on top of the views and the custom homes you get the security and privacy of a gated enclave, which is rare in a town this rural. For a lot of buyers looking at Virgin, that combination is exactly the point.
