Brookside is a little riverside community on SR-18, about 23 miles and a half hour north of St. George, tucked along the Santa Clara River with BLM land wrapped around three sides of it. It started in 1902 as a travelers' rest stop and it still feels like a place you slow down for: around a hundred recorded lots, a good share of them held as summer and second homes, big cottonwoods, and the sound of actual running water, which is not something most of Washington County can offer.

Brookside usually has a handful of homes on the market at any moment, sometimes only two or three, and they range from modest river cabins to substantial newer builds. A market this small means medians are nearly meaningless and the right property may simply not be for sale the month you want it.
