Brookside Homes with Pool
I will be straight with you: private pools are not common in Brookside, and some seasons this page will be thin or empty. Elevation and a short swim season mean most owners here never build one, so when a pool home does list it tends to move on that feature alone.
Brookside is a little riverside community on SR-18, about 23 miles and a half hour north of St. George, tucked along the Santa Clara River with BLM land wrapped around three sides of it. It started in 1902 as a travelers' rest stop and it still feels like a place you slow down for: around a hundred recorded lots, a good share of them held as summer and second homes, big cottonwoods, and the sound of actual running water, which is not something most of Washington County can offer.
The river and Baker Reservoir
The Santa Clara River is the reason Brookside exists, and Baker Dam Recreation Area sits just up SR-18, a BLM campground that is open year round with a reservoir the state stocks with trout on a regular basis. Between the river, the reservoir, and the BLM ground on three sides, you can fish, ride, and wander from your own driveway. Pine Valley and its cool mountain summers are a short drive further up the road.

Elevation and season length. A private pool here gets months of use, not the near year-round season of the desert floor, so fewer owners ever build one. That scarcity means the ones that exist stand out when they list.
What should a pool home buyer here inspect?
