This page tracks Brookside listings with three-plus garage bays, and when the garage matters most I also look at ceiling height, door width, and power, because a third bay you cannot fit anything through is just storage.
Brookside is a little riverside community on SR-18, about 23 miles and a half hour north of St. George, tucked along the Santa Clara River with BLM land wrapped around three sides of it. It started in 1902 as a travelers' rest stop and it still feels like a place you slow down for: around a hundred recorded lots, a good share of them held as summer and second homes, big cottonwoods, and the sound of actual running water, which is not something most of Washington County can offer.
Water, septic, and the practical stuff
Culinary water in Brookside comes from the Veyo water system and homes are on individual septic tanks, which is normal for the SR-18 towns and nothing to fear as long as the system is inspected properly at purchase. Fire protection is a volunteer department under the northwest county fire district. St. George is close enough for a normal errand run at about half an hour, but far enough that this genuinely feels like getting away.

Because out here it is the shop, the toy storage, and the winter workspace. In Brookside the garage often matters more to daily life than a bedroom count does, and listings with real shop space attract their own buyer pool.
What should I check beyond the bay count?
Ceiling height, door width and height, power service, and slab condition. A third bay that cannot take a truck, a lift, or a welder is just a wide closet, and I check all four before you fall for the photos.
