Brookside No HOA Homes

Most of Brookside has no HOA at all, which is exactly why a lot of my buyers look here in the first place. No design committee, no letter about your trailer, no monthly dues buying you a clubhouse you will not use. This page keeps the current no-HOA listings in one place, and I still read title carefully on every one, because the occasional recorded restriction shows up where you least expect it.

Brookside is a little riverside community on SR-18, about 23 miles and a half hour north of St. George, tucked along the Santa Clara River with BLM land wrapped around three sides of it. It started in 1902 as a travelers' rest stop and it still feels like a place you slow down for: around a hundred recorded lots, a good share of them held as summer and second homes, big cottonwoods, and the sound of actual running water, which is not something most of Washington County can offer.

County rules, not city rules

Brookside is unincorporated Washington County, so the county's land use code is what governs here, and it is friendlier to rural living than any city code in the area. County zoning in this country runs from one acre residential agricultural lots up to five and twenty acre agricultural ground. On accessory dwellings, the county allows one ADU on lots under five acres with size caps tied to lot size, and either the main home or the ADU has to be owner occupied most of the year if you rent the other. Short term rentals are licensed in the unincorporated county, but with an owner occupancy requirement and caps per subdivision, so this is not a place to model an absentee Airbnb portfolio, and I will tell you that straight before you buy on that thesis.

Common Questions

Is most of Brookside really HOA-free?

The large majority of it, yes, which is a big part of the appeal. No dues, no design committee, no letters. Zoning still applies, so it is not a free-for-all, but the rules come from the county, not a board of neighbors.

What replaces the HOA's role here?

The recorded documents and the jurisdiction's code. I read title on every purchase for old restrictions, easements, and road maintenance agreements, which in rural areas matter far more than any HOA ever did.
