An acre is where Dammeron Valley living actually starts making sense. It is the difference between a house in town and a property: room for the shop, the animals, the garden, and the RV, without a neighbor's window ten feet from yours. This page collects the current listings on an acre or more.

Dammeron Valley is the horse country everybody in St. George knows about and fewer people think to search: an unincorporated valley on SR-18, roughly fifteen miles and about twenty minutes north of town, sitting at 4,600 feet with Pine Valley Mountain filling the north view and BLM ground on the edges. It was platted starting in 1976 into three flavors of property, five acre parcels, one acre valley lots, and the smaller Pinion Hills lots, and about 870 people lived here at the 2020 census. Residents put on rodeos in the valley, which tells you what kind of place this is.

Zoning, rentals, and the HOA question nobody explains

Dammeron Valley is unincorporated Washington County, so county code governs: residential agricultural zoning with acreage minimums, county ADU rules with owner occupancy strings, and short term rental licensing that requires the owner to actually live there, caps rental homes at ten percent of any subdivision, and limits dwelling size by zone. The part that trips people up is the HOA picture, because it is genuinely subdivision by subdivision. The Dammeron Valley Landowners Association historically covered the valley's subdivisions with recorded CC&Rs and architectural guidelines, several subdivisions formally voted their way out in 2016 and 2017, and Pinion Hills runs its own association with architectural review and a height limit. So the same valley holds lots with real covenants and lots with none, and I pull the recorded documents on the specific parcel before you assume either way.

More than in any city: a shop, a garden, RV parking, and on appropriately zoned parcels, animals. The zoning that governs Dammeron Valley is what decides the details, and I confirm it parcel by parcel rather than guessing from the listing.
