Out here a three car garage is rarely about three cars. It is the shop, the side-by-side, the tractor attachments, and the winter project. This page tracks Dammeron Valley listings with three-plus garage bays, and when the garage matters most I also look at ceiling height, door width, and power, because a third bay you cannot fit anything through is just storage.
Dammeron Valley is the horse country everybody in St. George knows about and fewer people think to search: an unincorporated valley on SR-18, roughly fifteen miles and about twenty minutes north of town, sitting at 4,600 feet with Pine Valley Mountain filling the north view and BLM ground on the edges. It was platted starting in 1976 into three flavors of property, five acre parcels, one acre valley lots, and the smaller Pinion Hills lots, and about 870 people lived here at the 2020 census. Residents put on rodeos in the valley, which tells you what kind of place this is.
Utilities most rural valleys do not get
Dammeron Valley runs on its own private water company, homes are on individual septic, and, unusually for a rural septic community out here, natural gas is piped into the valley, so you are not condemned to propane. Power is Rocky Mountain Power. The valley also has its own fire district with a station in the community and a combination career and volunteer department, which matters both for response times and insurance. At 4,600 feet, summers run meaningfully cooler than St. George and winter shows up enough to be pretty without running your life.

Why do so many rural buyers insist on a three car garage?
Because out here it is the shop, the toy storage, and the winter workspace. In Dammeron Valley the garage often matters more to daily life than a bedroom count does, and listings with real shop space attract their own buyer pool.
What should I check beyond the bay count?
Ceiling height, door width and height, power service, and slab condition. A third bay that cannot take a truck, a lift, or a welder is just a wide closet, and I check all four before you fall for the photos.
