Dammeron Valley 3 Bedroom Homes

Three bedrooms is the workhorse of the Dammeron Valley market, and it is where most of the real activity happens. This page keeps the current three bedroom listings in one place, whether that is an older home in the original townsite or something newer on the edges.

Dammeron Valley is the horse country everybody in St. George knows about and fewer people think to search: an unincorporated valley on SR-18, roughly fifteen miles and about twenty minutes north of town, sitting at 4,600 feet with Pine Valley Mountain filling the north view and BLM ground on the edges. It was platted starting in 1976 into three flavors of property, five acre parcels, one acre valley lots, and the smaller Pinion Hills lots, and about 870 people lived here at the 2020 census. Residents put on rodeos in the valley, which tells you what kind of place this is.

What the market here really is

Dammeron Valley trades in custom homes on acreage, a lot of them with horse improvements, arenas, paddocks, barns, and the occasional listing that swings far above the county norm. Inventory is thin, days on market run long, and a single unusual sale can bend every statistic, all of which is normal for an acreage valley of a few hundred lots. Sellers here need patience and honest pricing; buyers get time to do real due diligence on water, covenants, and outbuildings, and I use every bit of it.

Common Questions

What does a three bedroom in Dammeron Valley typically look like?

The range is wide in a town like this: original homes near the center, manufactured homes on land, and newer builds on the edges. The common thread is more lot than a comparable three bedroom in the cities, which is usually why people are looking here at all.

Is a three bedroom here a good first home?

Often, yes. It is the most liquid segment of a small market, the one with the most buyers behind you when you eventually sell. I would rather see a first buyer own a solid three bedroom here than stretch thin for a bigger house.
