Leeds is the small town hiding in plain sight: right off I-15 with its own two exits, twenty miles northeast of St. George at 3,500 feet, with Red Cliffs Recreation Area on one side and the Silver Reef ghost town on the other. Under 900 people live here, the historic highway runs quiet through the middle since the freeway bypassed downtown in the 1970s, and you can be in St. George quickly enough that some folks here treat it as a commute suburb with acreage.

Two I-15 interchanges, exits 22 and 23, serve Leeds, which means St. George shopping, the airport, and the hospital are an easy run without living anywhere that feels like a freeway town. At 3,500 feet the climate is basically St. George's with a slight edge taken off summer. Most of town is on conventional utilities with septic common on the larger parcels, and the newer estate lots on the Silver Reef benches carry some of the best views in the area.
