Under 900 people live here, the historic highway runs quiet through the middle since the freeway bypassed downtown in the 1970s, and you can be in St. George quickly enough that some folks here treat it as a commute suburb with acreage.

Leeds' own land use code is built around rural residential zones that run from 20,000 square foot lots up to one, two, and five acre minimums, with agriculture listed as a permitted use and animal units allowed by zone, roughly one to three large animals depending on lot size, kept at least fifty feet from residences. An attached casita is a permitted use in the residential zones, which matters if you want guest quarters or family staying long term. Per the town's posted code there is no dedicated short term rental ordinance, though the town has taxed lodging including vacation rentals since 2023, so if a rental use matters to your plans we confirm current licensing with the town office first.
