Five or more bedrooms in a town the size of Leeds is a short list, and I will be upfront: some months this page will show only a listing or two, or none at all. When they do appear they tend to be the interesting ones, big custom builds, multigenerational setups, or properties with real land under them.
Leeds is the small town hiding in plain sight: right off I-15 with its own two exits, twenty miles northeast of St. George at 3,500 feet, with Red Cliffs Recreation Area on one side and the Silver Reef ghost town on the other. Under 900 people live here, the historic highway runs quiet through the middle since the freeway bypassed downtown in the 1970s, and you can be in St. George quickly enough that some folks here treat it as a commute suburb with acreage.
What the Leeds market really is
Leeds inventory is small and unusually wide: modest homes in the old townsite, manufactured homes, horse setups on one to five acres, and some genuinely high end view estates on the benches. Listings here can carry big price tags and long market times at the top end, which puts serious buyers in a strong negotiating position. If you want acreage and animals within twenty minutes of St. George, Leeds and its rural residential zoning is the shortest honest answer in the county.

Sometimes, and honestly, sometimes not. In a market this size the five-plus segment can be empty for stretches. When one lists it is usually a custom build or a multigenerational property, and buyers who were waiting move quickly.
Should I build instead of waiting for one to list?
It is a fair question here. Depending on the parcel and jurisdiction, building can genuinely compete with buying at this size, and I will run both paths with you honestly, including the ones where I would not build.
