An acre is where Pine Valley living actually starts making sense. It is the difference between a house in town and a property: room for the shop, the animals, the garden, and the RV, without a neighbor's window ten feet from yours. This page collects the current listings on an acre or more.

Pine Valley sits at 6,542 feet in the mountains 45 minutes north of St. George, and by the county tourism office's own measure it averages sixteen degrees cooler than St. George in summer. Around two hundred people live here year round, joined every summer by the cabin families who have been coming up for generations. The 1868 chapel in the middle of town, built by shipbuilder Ebenezer Bryce like an upside-down ship, is the oldest LDS meetinghouse in continuous use anywhere, and the whole valley operates at roughly that pace.

The overlay zone: scarcity by design

Pine Valley has its own county overlay zone, and it is the strictest rural code in Washington County, on purpose. New residential lots take a one acre minimum, building height is capped at 35 feet, mobile homes are prohibited, fractional ownership schemes are banned, and short term rental licenses are capped at five percent of the housing supply with a waiting list. If you are buying purely for nightly rental income, Pine Valley is the wrong mountain, and I would rather tell you that now. If you are buying a family cabin or a full time mountain home, that same ordinance is what protects your investment and the valley's character.

What can I actually do with an acre in Pine Valley?

More than in any city: a shop, a garden, RV parking, and on appropriately zoned parcels, animals. The zoning that governs Pine Valley is what decides the details, and I confirm it parcel by parcel rather than guessing from the listing.

What is the hidden cost of acreage?

Water and maintenance. Wells, septic, irrigation shares where they exist, and simply keeping an acre from going feral all take money and attention. I would rather show you those numbers before you buy than hear about them after.
