Pine Valley sits at 6,542 feet in the mountains 45 minutes north of St. George, and by the county tourism office's own measure it averages sixteen degrees cooler than St. George in summer. Around two hundred people live here year round, joined every summer by the cabin families who have been coming up for generations. The 1868 chapel in the middle of town, built by shipbuilder Ebenezer Bryce like an upside-down ship, is the oldest LDS meetinghouse in continuous use anywhere, and the whole valley operates at roughly that pace.

Inventory in Pine Valley is a couple dozen properties in a busy year, from small original cabins to substantial custom mountain homes, and the one acre minimum on new lots keeps supply permanently tight. Properties here often sell to buyers who waited seasons for the right one. Prices per square foot look high for the county and the days on market look long, and both are simply what a supply-capped mountain valley produces. When the right cabin lists, the buyers who win are the ones already positioned.

Often, yes. It is the most liquid segment of a small market, the one with the most buyers behind you when you eventually sell. I would rather see a first buyer own a solid three bedroom here than stretch thin for a bigger house.
