Pine Valley sits at 6,542 feet in the mountains 45 minutes north of St. George, and by the county tourism office's own measure it averages sixteen degrees cooler than St. George in summer. Around two hundred people live here year round, joined every summer by the cabin families who have been coming up for generations. The 1868 chapel in the middle of town, built by shipbuilder Ebenezer Bryce like an upside-down ship, is the oldest LDS meetinghouse in continuous use anywhere, and the whole valley operates at roughly that pace.

A Pine Valley property is mountain ownership, with everything that means: snow removal, wood or propane heat, septic systems, defensible space for wildfire, and a road that demands respect a few weeks a year. Many homes here are seasonal cabins and some are not winterized, which matters enormously at inspection.
