Lots here are big enough for real RV parking, and there is no wall-to-wall HOA culture writing you letters about it. Pine Valley sits at 6,542 feet in the mountains 45 minutes north of St. George, and by the county tourism office's own measure it averages sixteen degrees cooler than St. George in summer. Around two hundred people live here year round, joined every summer by the cabin families who have been coming up for generations. The 1868 chapel in the middle of town, built by shipbuilder Ebenezer Bryce like an upside-down ship, is the oldest LDS meetinghouse in continuous use anywhere, and the whole valley operates at roughly that pace.
The overlay zone: scarcity by design
Pine Valley has its own county overlay zone, and it is the strictest rural code in Washington County, on purpose. New residential lots take a one acre minimum, building height is capped at 35 feet, mobile homes are prohibited, fractional ownership schemes are banned, and short term rental licenses are capped at five percent of the housing supply with a waiting list. If you are buying purely for nightly rental income, Pine Valley is the wrong mountain, and I would rather tell you that now. If you are buying a family cabin or a full time mountain home, that same ordinance is what protects your investment and the valley's character.

Is RV parking actually allowed at homes in Pine Valley?
On most properties here, yes, especially outside any HOA. Lot sizes make it practical and the local culture expects it. Where an HOA or recorded restriction exists I flag it in the first document review, before you get attached.
What makes RV parking usable rather than technical?
Turning geometry, grade, overhead clearance, and power. I have seen plenty of listings advertise RV parking that a 30 foot rig could never actually reach. I walk it, and when it matters, we measure it.
