English Oaks Estates is one of the Green Springs area's original neighborhoods, built out in the late 1980s and 1990s near Green Spring Drive with ramblers, tri-levels, and two-story homes on larger-than-modern lots. The trees are the giveaway: this neighborhood has the mature landscaping that new subdivisions spend decades trying to grow. It borders the Green Spring Golf Course and sits about four minutes from I-15 Exit 10.

Recent sales have landed in the upper $300s, which buys you location and lot size that would cost six figures more in a newer plat nearby. Homes here vary widely in updates, so the spread between a tired original and a well-remodeled one is where the negotiation lives. I'll tell you street by street which is which, because in a 1990s neighborhood the inspection matters more than the listing photos.
