Washington Estates is a recorded plat northeast of Washington's old downtown, near Spring Hill Estates and Washington Park, and its market data reads strangely on the portals: recent listing activity has centered on very low price points, in the tens of thousands, which suggests the activity is vacant lots or manufactured housing rather than site-built homes. Portal statistics can't tell you which, and neither will I until I've pulled the actual parcels.

That's the honest state of this page, and it's also the useful lesson: when a neighborhood's numbers look wrong, they usually are, and the fix is county records, not averages.
