Majestic Sunset is the newest chapter of Washington's Majestic bench cluster: roughly 40 custom homesites on Majestic Court Drive and Royal Sunset Road, built out mostly from 2016 onward with substantial customs running 4,100 to nearly 5,000 square feet on lots from a third of an acre to nearly a full acre, and no HOA anywhere in the plat. Recent activity includes a 4,595 square foot 2020 build with an RV garage asking $1,090,000, and the neighborhood's recent trading has centered north of $1M.

Custom plats without an association attract owners who build exactly what they want, RV garages, pools, generators, and the resale market prices each home on its own merits rather than a neighborhood formula. That's how I price them too: the dirt, the build quality, and the features separately, against the Majestic cluster's actual closings. If south-bench custom living without covenant overhead is the brief, this plat and its neighbors are the shortlist.
