Shooting Star, Washington

Where: Washington Fields, next to Horizon Elementary and a five-acre city park

Size: roughly 370 lots, from about a quarter acre to over an acre, threaded with horse and walking paths

Homes: new construction and early resales, built 2019 to 2026, 3 to 6 bedrooms

On the market now: 8 homes from about $596,000 to $985,000 (middle near $780,000); recent sales near $760,000

Builders: Ivory Homes and Holmes Homes have both built here

Shooting Star is one of the bigger stories to come out of Washington Fields in the last few years, and it stands out for a reason most new developments cannot match: land. With roughly 370 lots running from a quarter acre up past a full acre, this is one of the few new communities in the county that was planned around bigger parcels and large-animal living instead of packing homes as tight as the zoning allows. Horse and walking paths thread through the neighborhood, and it wraps around a five-acre city park, so the feel is open and semi-rural even though you are minutes from everything in the Fields.

That combination is what draws people here. If you have wanted a newer home but did not want your neighbor's window ten feet from yours, or you want room for a shop, an RV, a few animals, and some actual yard, Shooting Star is one of the only places in this price band where you can still get it.

The lots and the horse paths

The lots are the whole point. A quarter-acre lot here already gives you more elbow room than most new subdivisions, and the larger parcels open up real possibilities: a detached shop, RV parking, a casita, or space for horses if the lot and its zoning allow it. The horse-path network is the piece you cannot add later. A development either built that infrastructure in from the start or it did not, and Shooting Star did. If large-animal living or just wide-open space is part of your plan, I would look hard at the bigger lots here, because they do not get cheaper as the Fields fills in around them.

Who builds here

Because this is a phased development, you get a real range of homes. Ivory Homes has been active here with several current listings, and Holmes Homes has built in the community as well, so there is new construction going up alongside a handful of resales from the earlier phases that started around 2019. New-construction homes come with the usual builder choices on plan, finishes, and lot, and the resales let you buy something already landscaped and settled. I represent buyers on both, and with new construction in particular it is worth having someone on your side of the table, since the builder's on-site agent works for the builder.

What homes cost right now

At the moment there are 8 homes on the market, priced from about $596,000 to $985,000, with the typical one sitting around $780,000. Recent closings have run from the low $500,000s up to right around $1M, most landing near $760,000, which pencils out to roughly $300 a square foot. Those numbers move, especially the new construction, where incentives and phase releases shift things month to month. Location, schools, and rentals

Shooting Star sits in the heart of Washington Fields, right by Horizon Elementary and the five-acre park, with quick access to Washington's shopping, the interstate, and the whole St. George area beyond. On rentals, one thing to know up front: Washington City only permits nightly rentals in a short list of specifically approved subdivisions, and this is not one of them, so plan on Shooting Star as a full-time residential neighborhood. A long-term rental is fine. If you want to walk the lots or see what is releasing next, reach me at 435-200-5508.

Common Questions

Can I keep horses at Shooting Star?

The community was laid out with horse and walking paths running through it, which is rare for a newer Washington development, and some of the larger lots are set up for large animals. Whether a specific lot lets you keep horses comes down to its size and zoning, so confirm that on the exact parcel before you count on it. I can check any lot for you.

Is Shooting Star new construction or resale?

Both. It is a big development that has been building out in phases since around 2019, so at any given time you will find brand-new homes from builders like Ivory alongside a handful of resales from the earlier phases. Right now the mix runs from the high $500s to just under $1M.

What do homes cost in Shooting Star right now?

As I write this there are 8 homes on the market, priced from about $596,000 to $985,000, with the middle sitting near $780,000. Recent sales have closed anywhere from the low $500,000s up to right around $1M, most landing close to $760,000. New-construction pricing moves with incentives and phase releases, so ask me what is actually available.

Can I run a nightly rental at Shooting Star?

No. Washington City only allows short-term rentals in a short list of specifically approved subdivisions, and Shooting Star is not one of them. This is a full-time residential neighborhood. A long-term rental is a different question and is generally fine.

What schools serve Shooting Star?

Horizon Elementary is right by the community. From there students continue on through the Washington Fields area schools. I can confirm the current boundary assignments for any address, since they shift as the Fields grows.
