Angell Heights Estates Homes For Sale | Hurricane, Utah

Angell Heights Estates sits on the south side of Hurricane, tucked up against the red cliffs off Airport Road. It is one of those established Hurricane Valley neighborhoods that has quietly become one of the better places in town to land if you want a real lot, no HOA telling you where to park the trailer, and room for the whole family under one roof. Homes here have closed anywhere from the mid $400s for an older single-level up to a hair under a million for a newer build with a pool, so there is genuine range depending on what you are after.

What keeps bringing buyers back to this part of Hurricane is the lot sizes and the layouts. Most of these sit on a quarter acre to three-quarters of an acre, several of them at the end of cul-de-sacs backing right into the cliffs, with the kind of valley and mountain views you usually pay a lot more for closer to Zion. The driveways are oversized, RV and boat parking shows up on listing after listing, and because there is no HOA, what you do with that space is your call.

A Standout for Multi-Generational Living

If there is one thing that separates Angell Heights from most of the in-town Hurricane neighborhoods, it is how many of these homes were built or set up for a second living space. I have seen homes here with a true accessory dwelling unit, private entrance, kitchenette, its own laundry and full bath, basically a self-contained suite for aging parents or adult kids. Others have an attached casita with a separate door, or a walkout basement plumbed and wired to run as a rental or in-law setup. That flexibility is hard to find this close to town, and it is the reason a lot of families who need to house more than one generation end up looking here first.

Buying or Selling in Angell Heights Estates?

This is a low-turnover neighborhood, so when something good comes up it tends to move. If you are thinking about buying here, or you own in Angell Heights and want a straight read on what your home is worth in today's market, call or text me at 435-200-5508 or Contact Lance Clifford.

Homes for Sale in Angell Heights Estates

The newest Angell Heights listings are featured at the top of this page. Inventory here is thin most of the year, so if nothing is showing right now it is worth setting up a saved search so you hear about new listings the day they hit. You can also widen your view through the Advanced Search if you want to compare against the rest of Hurricane Valley.

Build years run a wide spread, from late-1990s single-levels to 2022 and 2023 construction, so you will see everything from a well-kept older home with a finished basement to a fully upgraded modern build with quartz, beamed ceilings and a gunite pool. Prices have closed from the mid $400s into the high $900s, with most of the action landing in the $600s to high $800s.

The Hurricane Lifestyle From Your Driveway

Part of the appeal of Angell Heights is just where it puts you. You are minutes from Sand Hollow Reservoir and the Sand Mountain dune and trail system, so the side-by-sides, boats and dirt bikes that fill these garages do not have far to go. Copper Rock Golf Course, the Hurricane airport, schools, grocery and restaurants are all a short drive, and Zion National Park is right out the back door of the valley. For anyone who buys in Southern Utah specifically to be near the riding and the lake, this neighborhood checks the box without putting you out in the middle of nowhere. If that is your priority, take a look at the Hurricane off-road lifestyle page and the RV garage homes page, which both pull from this same buyer pool.

If you are leaning toward newer construction, it is also worth browsing new construction across the region and comparing nearby Hurricane neighborhoods like Dixie Springs and the Sand Hollow communities to see how Angell Heights stacks up on price per square foot.

Schools

Angell Heights is served by the Washington County School District. Depending on the exact home, kids attend either Three Falls Elementary or Washington Elementary, then Hurricane Intermediate, Hurricane Middle and Hurricane High. I can confirm the assigned elementary for any specific address, since the boundary runs through this part of town.

Angell Heights Estates FAQ

Does Angell Heights Estates have an HOA?

No. Every home I have tracked in Angell Heights has come with zero HOA dues, which is a big part of why RV owners and people with toys gravitate here.

Can I park an RV or boat at a home in Angell Heights?

In most cases, yes. The lots are large, driveways are oversized, and with no HOA there is no covenant blocking RV or boat parking. Always good to verify the specific lot, but it is the norm here, not the exception.

Are there homes with a casita or mother-in-law setup?

Yes, and more than you would expect for the area. Several homes were built with an attached casita, a private ADU, or a walkout basement set up as a separate living space. If that is what you need, Angell Heights is one of the first Hurricane neighborhoods I would point you to.

What do homes in Angell Heights Estates sell for?

Recent closings have ranged from the mid $400,000s for older single-level homes up to just under $1,000,000 for newer builds with pools and casitas. Most fall somewhere in the $600,000s to high $800,000s.
