Seville Homes for Sale in Hurricane, Utah
Seville is the small established luxury enclave on the west side of Hurricane that I send buyers to when they want a custom home with real lot scale, no HOA, and a downtown location rather than a resort corridor. The newest listings are featured at the top of the page. This is in-town luxury, distinct from the resort luxury you find at Sand Hollow Resort or Tava Resort and distinct from the off-road luxury at Redstone Springs.
The subdivision sits in the 900 West area between 325 South and 360 South, just off State Street. Homes were built between 2008 and 2022, all custom builds with no two alike. Lot sizes run 0.41 to 0.56 acre, which is generous by Hurricane standards and gives these homes room for pools, casitas, oversized garages, and serious outdoor entertaining spaces.
This is a small subdivision where inventory turns over rarely and every home has its own custom feature set. The comp work matters more than the listing price. Call or text me at 435-200-5508 or Contact Lance Clifford to talk through what is available, what comparable homes have actually sold for, or what your existing Seville home would bring in today's market.
Homes for Sale in Seville
The newest Seville listings are featured at the top of the page. Use Advanced Search to filter by price, bedrooms, garage configuration, or lot size. Inventory in a subdivision this small is always limited, and when a home does come up, the right buyer needs to move quickly.
What Seville Is Actually Like
Seville is small enough that you can drive the whole subdivision in two minutes and see what is going on. Roughly 15 to 20 total lots based on the tax records. Every home is a custom build with its own architectural language, finish level, and feature set. You will see modern designs with Eichler influence sitting next to traditional Southern Utah stone-and-stucco builds, and the lots are big enough that the variety reads as interesting rather than chaotic.
This is established luxury in the sense that the neighborhood is settled, the landscaping is mature, and you are in walking or driving distance to State Street rather than out in a resort corridor. For buyers who want a luxury home but also want to be near schools, shopping, and downtown Hurricane, Seville is one of the few options that delivers both.
The Custom Garage and Toy Storage Story
Seville is not a tract subdivision with the same garage on every lot. Every recent sale has its own custom garage configuration:
- A 2016 build with a 45 foot pull-through RV garage and a secondary 12 by 12 pull-through bay, with 9 total garage spaces.
- A 2018 modern build with a 3-car attached garage plus RV parking on a 0.41 acre corner lot, with a separately built pool house adding 2 bedrooms and a bathroom.
- A 2022 luxury build with a 4-car attached garage and a finished 443 sqft additional space.
- A 2008 home with a 4-car combination attached and detached garage configuration.
This is custom-built-for-the-owner garage space, not production RV bays in a new subdivision. If you are bringing a serious toy collection or a car collection, the garage configurations here are designed around the owner's actual use rather than a generic builder template. For buyers shopping garage configuration across the area, the broader RV garage homes pillar and the 3+ car garage filter show other options.
Price Range and What You Get
Recent activity in Seville:
- $800K closed in 2020 for a 4,734 sqft 7 bed, 5.5 bath 2008 build with detached casita and RV parking. Note that this sale is several years old and the current market would price this home meaningfully higher.
- $975K closed for a 3,295 sqft 2022 luxury build on a 0.56 acre lot with high ceilings, wood beams, gourmet kitchen with butler's pantry, and 4-car garage.
- $1,350,000 closed for a 5,067 sqft 2016 build with a 45 foot pull-through RV garage, pool with rock slide, and 9-car garage configuration.
- $1,507,500 closed for a 4,069 sqft 2018 Eichler-inspired modern build with 9 bedrooms, pool house, custom pool and spa, and full perimeter fencing.
Per square foot has run $180 to $369, with the wide spread reflecting both year of sale and finish level. Current market pricing for these homes is comfortably above what the older transactions show. Active Seville luxury homes typically trade in the $1M to $1.5M+ range, with the ceiling moving up as new custom builds get completed on the remaining lots.
For perspective, the Luxury Homes pillar covers the broader regional ladder. Redstone Springs is the closest Hurricane luxury comparable in terms of small-subdivision custom-build feel, though Redstone leans more toward the off-road lifestyle and Seville leans more toward in-town established luxury.
The Casita and Multi-Generational Story
Several Seville homes include detached casitas or pool houses with full bathrooms, kitchens or kitchenettes, and separate entrances. These configurations serve real purposes for the buyer profile: multi-generational families needing privacy between living units, hosts who want serious guest accommodations, and homeowners who want a dedicated home office or studio that does not invade the main house.
Note that Hurricane has restrictive short-term vacation rental rules. One older Seville listing did reference nightly rental availability, but that situation may have been specific to the property at the time and does not generalize. Verify the current zoning and any applicable rental rules on any specific property before assuming nightly rental is allowed.
No HOA
Seville carries zero HOA dues across every recent sale. No design committee, no monthly bill, no parking restrictions. For a luxury subdivision, this is unusual and meaningful. Most luxury communities in Hurricane and St. George carry significant HOA dues to support amenities. Seville does not have those amenities, but it also does not have the dues, which gives buyers freedom to build whatever garages, pools, or outdoor spaces they want.
For buyers shopping no-HOA at this price point, the broader no HOA homes filter shows other options across the area, but most no-HOA inventory is well below this price tier.
Location and Lifestyle
Seville sits just off State Street on the west side of Hurricane, which makes it one of the more convenient luxury locations in town. State Street commercial corridor, grocery stores, restaurants, and Hurricane Elementary are all within a few minutes. I-15 is about 10 minutes west, putting St. George at roughly 20 minutes door to door. Sand Hollow Reservoir is about 15 to 20 minutes south. Zion National Park is roughly 25 to 30 minutes east on SR-9.
The location is the trade-off versus Sand Hollow Resort or Tava Resort. You give up walking distance to a golf course or a resort clubhouse. You get walking distance to actual town, plus much bigger lots and no HOA.
Schools
Seville is split between Hurricane Elementary and Three Falls Elementary depending on the specific lot. Hurricane Intermediate, Hurricane Middle, and Hurricane High serve the entire subdivision. Many Seville buyers are empty nesters, second-home owners, or families with older children, so schools are sometimes a secondary consideration, but the zoning is straightforward.
How Seville Compares to Other Hurricane Luxury Options
Here is how I sort Seville against the alternatives in the Hurricane luxury market:
- Redstone Springs is the closest in concept, also small custom luxury with no HOA, but positioned for off-road lifestyle with quick dunes access. Higher per-foot pricing on average.
- Sand Hollow Resort offers similar luxury price points with golf course frontage and full resort amenities, plus significant HOA dues.
- Tava Resort is the newer luxury resort community with high-end finishes and resort amenities at higher price points and meaningful HOA dues.
- Copper Rock is the championship golf community on the south side, amenity-heavy, primarily primary-residence focused.
- Seville sits as the in-town established luxury option with the biggest lots in central Hurricane, no HOA, and the freedom to build the home you actually want.
Frequently Asked Questions About Seville
How many homes are in Seville?
Seville is a small subdivision with roughly 15 to 20 total lots based on tax records. Inventory turns over rarely, which is why active listings are uncommon.
Is there an HOA in Seville?
No. Total HOA dues are zero. No design committee, no monthly bill, no parking restrictions on RVs or work trucks.
What does a Seville home actually cost?
Recent closed sales have ranged from $800K to $1,507,500, with the older sales reflecting older market conditions. Current pricing for Seville luxury homes typically lands in the $1M to $1.5M+ range, with new custom builds pushing the ceiling higher as they get completed.
How big are the lots?
Lot sizes range from about 0.41 to 0.56 acre. This is some of the most generous lot scale in central Hurricane, comparable to what you find in the larger resort communities but without the HOA.
What kind of garages do Seville homes have?
Garage configurations are custom on every home. Recent sales have included 3-car, 4-car, and 9-car configurations, often with pull-through RV bays, detached buildings, and combinations of attached and detached spaces. This is custom-built-for-the-owner garage space rather than production RV bays.
Can I do short-term rentals in Seville?
Hurricane has restrictive short-term vacation rental rules across most of the city. One older Seville listing referenced nightly rental availability, but situations like that are case-by-case and may have been specific to the property at the time. Verify the current zoning and any applicable rules on any specific property before assuming short-term rental is allowed.
What schools serve Seville?
The subdivision is split between Hurricane Elementary and Three Falls Elementary depending on the specific lot. Hurricane Intermediate, Hurricane Middle, and Hurricane High serve the entire community.
How is Seville different from Redstone Springs?
Both are small custom luxury subdivisions with no HOA. Redstone Springs is south of town, more isolated, positioned for off-road and dunes lifestyle with quick Sand Hollow access. Seville is central, walking distance to town, and positioned for established in-town luxury living. Lot scale is comparable, but the locations and the lifestyle pitch are very different.
Working With Lance on a Seville Purchase or Sale
If you are buying in Seville, the work happens before the offer. With only a handful of homes in the subdivision and every home being custom, you cannot just average the comp set and call it good. Lot orientation, garage configuration, casita layout, pool versus no pool, and finish level all move the price meaningfully on individual homes. I can pull what comparable homes have actually traded for and tell you honestly whether a listing is priced right.
If you already own in Seville, the comp work for valuing your home requires real care given the small subdivision and the custom nature of every property. Pulling a number off Zillow on a 5,000 sqft custom home with a 9-car garage and a pool will not get you close. I can put together a real valuation based on what the actual current market is doing.
