Canyon Ridge Homes For Sale | Hurricane, Utah

Canyon Ridge is one of the neighborhoods I send a lot of first-time buyers and growing families to in Hurricane, and the reason is simple. It is one of the few established subdivisions in town where you can still get a real house on a quarter-acre lot, with a fenced yard and a garage and room to park a trailer, without an HOA and without spending into the $600s and up. It sits on the northwest side of Hurricane right by the Walmart and Grandpa's Pond and Park, so day-to-day errands and a place to walk the dog are both a couple of minutes away.

Most of these homes went up in the mid 1990s, with a second wave around 2005, so you are looking at established construction on streets that have filled in and matured. Recent sales have closed from the low $360,000s up to the mid $510,000s, with the bulk of them landing in the low to mid $400,000s. The smaller single-level homes around 1,100 to 1,300 square feet anchor the bottom of that range, and the larger four to six bedroom layouts, including a couple with finished basements and second living areas, push toward the top.

No HOA and Room for the Toys

Two things show up again and again in Canyon Ridge, and they are the same two things that keep buyers calling about it. First, no HOA. Listing after listing here closes with zero monthly dues, which is a big deal if you want to park an RV, run a small workshop in the garage, or just not answer to a board about your yard. Second, RV parking. Almost every home I have tracked here has dedicated RV parking, often a cemented pad running from the street to the backyard, sometimes with a covered spot for a boat or side-by-side. For a working family with a trailer and a couple of machines, that combination is hard to find at this price anywhere else in the valley.

The lots are typically around a quarter acre, fully fenced, and a lot of them have been nicely landscaped or set up with covered patios and sheds over the years. Several back to open views of Pine Valley Mountain or look out toward Zion, which is a nice bonus on a neighborhood that is really built around value and location.

This is one of the more active neighborhoods in Hurricane, so there is usually something to look at, but the well-priced ones go quick. A few have sold in under a week. Floor plans here run the range. You will see compact three-bedroom single-levels that make great starter homes, mid-sized homes with three-car garages, and a handful of larger two-story or basement homes that work for a bigger family or anyone who wants a separate downstairs living area. A number of them have been fully remodeled in the last few years with new HVAC, windows, flooring and kitchens, so move-in ready options come up regularly.

Location and the Hurricane Lifestyle

Part of what makes Canyon Ridge such an easy sell is where it puts you. You are about fifteen minutes from Sand Hollow State Park and the dunes, close to Quail Creek for boating and fishing, and roughly half an hour from Zion National Park. Sky Mountain Golf Course is right up the road. So even though this is an in-town, value-priced neighborhood, you are still parked at the doorstep of everything that makes people want to live in Hurricane in the first place. Schools

Canyon Ridge falls in the Washington County School District. Most of the neighborhood feeds Coral Canyon Elementary, though a few homes on the east edge are zoned for Hurricane Elementary, then it is Hurricane Intermediate, Hurricane Middle and Hurricane High from there. The elementary line runs through this area, so I am happy to confirm the assigned school for any specific address before you write an offer.
