Quail Lake Estates is the affordability play in Hurricane, period. The newest listings are featured at the top of the page. This is the community I point people to when their budget starts with a 1 or a 2 and they still want to be near Sand Hollow, Quail Creek, and Zion without driving in from somewhere else. The trade-off is that you give up the bigger lot and the new construction finishes, and you pick up a real HOA that does real work.

The subdivision sits off SR-9 on the west side of Hurricane, accessed from 4400 West right next to the gas station near the Virgin River. Quail Creek State Park is five minutes away, which is part of the appeal and part of where the name comes from. St. George is a 15 minute drive west on the highway.

This is the part of the page that most listing sites skip, and I think that does buyers a disservice. Quail Lake Estates is a mixed-product community. You will find:

  • Manufactured and modular homes, mostly from the 1986 to 1989 build years. These are typically 400 to 750 sqft, 1 to 2 bedrooms, with carports rather than garages. Prices currently run $110K to $260K.
  • Stick-built single-family homes, mostly from the 2003 to 2006 build years. These are typically 1,100 to 1,400 sqft, 2 to 3 bedrooms, with attached 2-car garages on slightly bigger 0.08 to 0.10 acre lots. Prices currently run $320K to $350K.
  • Larger custom builds, a smaller group of homes with quarter-acre lots, garages, and substantial square footage. The standout recent sale was a 2,475 sqft home with an attached saltwater indoor pool house that closed at $440K.

The reason this matters for buyers is financing. Manufactured and modular homes do not always qualify for the same conventional loan products as stick-built single-family homes, and lenders have specific requirements around foundation type, age, and HUD tags. If you are financing, the home type affects the loan options, the appraisal process, and the interest rate. Cash buyers and investors generally do not care, which is part of why so many of the smaller units here trade as rentals.

Most Hurricane subdivisions either have no HOA or have a small token HOA that maintains common open space. Quail Lake Estates is different. Dues are around $91 per month, sometimes a few dollars higher or lower depending on the section, and what they cover is substantial:

Grandpa's Pond Disc Golf Course is right around the corner if that is your thing, and Sky Mountain Golf Course is about 15 minutes away. The location is honestly one of the easier ones in Hurricane for getting around without driving forever.

Most Quail Lake Estates homes are zoned to Coral Canyon Elementary, with a few addresses falling to Hurricane Elementary or Three Falls Elementary depending on the specific unit. Hurricane Intermediate, Hurricane Middle, and Hurricane High complete the path for all addresses in the community.
