Sage Point Homes for Sale in Hurricane, Utah

Sage Point is the established family neighborhood in downtown Hurricane that I send buyers to when they want a quiet street, a walkable location, and a real yard without paying new construction prices. The newest listings are featured at the top of the page. No HOA, no resort amenities, no investor focus. Just a settled subdivision where families have lived for years, kids walk to school, and the baseball fields are around the corner.

The neighborhood sits north of SR-9 on 100 West, 200 West, and Main Street, just past the historic Lookout Point Rock Fort. The MLS spells it Sagepoint as one word and most locals just call it Sage Point. Homes were built across multiple phases from 1996 through 2018, which means you get a real mix of floor plans, lot sizes, and finish levels rather than a single tract style.

Buying or Selling in Sage Point?
This is a neighborhood where the differences between homes matter, because phases were built in different years with different lot sizes and floor plans. I know the streets, the layouts, and which homes have been updated versus which still need work. Call or text me at 435-200-5508 or Contact Lance Clifford to talk through what is for sale right now or what your existing Sage Point home is worth.

What Sage Point Is Actually Like

This is one of the most walkable residential neighborhoods in Hurricane. You can walk to Hurricane Elementary, the city pool, the baseball fields, and the trails at Confluence Park without ever getting in a car. Downtown Hurricane is a few blocks away for groceries, restaurants, and errands. I-15 is about 10 minutes west, putting St. George at roughly 20 minutes. Zion National Park is around 20 minutes east on SR-9.

The streets are quiet, the landscaping is mature, and the feel is small-town Hurricane rather than resort Hurricane. You will see fruit trees, chicken coops in some backyards, basketball hoops in driveways, and the occasional RV or boat parked alongside a house. This is what Hurricane looked like before the vacation rental and golf community boom changed parts of the city. Sage Point is the old neighborhood that stayed an old neighborhood, in a good way.

The Phases and the Home Mix

Sage Point was built in several phases, and the product varies between them:

  • Phase 1 (mid 1990s through late 1990s): Smaller single-story homes around 1,150 to 2,000 sqft on lots typically 0.16 acre. Build quality is solid 1990s construction with potential for updates.
  • Phase 2 (around 2000 to 2001): Larger two-story homes up to nearly 3,000 sqft with multiple living areas, hilltop view lots, and 0.22 acre lot sizes. These are the bigger family homes in the subdivision.
  • Phase 3 (mid 2000s): Mix of single-story and two-story homes on smaller 0.10 acre lots, often with 3-car garages on the larger floor plans.
  • Phase 4A (around 2018): The newer end of the subdivision, single-story homes around 1,800 sqft on 0.23 acre lots with attached 2-car garages and modern finishes.
  • Recent 2016 builds: Single-story homes in the 1,900 sqft range on 0.16 acre lots, modern but settled enough to have established landscaping.

The variety means Sage Point buyers should pay attention to which phase a specific home sits in, because the lot size, garage size, and finish level can vary meaningfully between addresses on adjacent streets.

Price Range and What You Get

Recent activity tells the story:

  • $362K closed for a 1,153 sqft 3 bed, 2 bath single-story from 1996 with a full remodel including HVAC, repipe, and tankless water heater.
  • $412K closed for a 1,852 sqft two-story with 4 bedrooms, a loft, and primary on main, built in 2004.
  • $425K closed for a 2,297 sqft 5 bed two-story with a basement and views, needing some finish work.
  • $449,900 closed for a 1,919 sqft single-story from 2016 with mature landscaping and RV parking.
  • $458K pending for a 2,343 sqft single-story from 2004 with a 3-car garage.
  • $530K closed for a 1,822 sqft single-story from 2018 with dedicated RV parking on a 0.23 acre lot.
  • $580K active for a 2,929 sqft hilltop two-story with three separate living areas, two primary suites, hot tub, and views all the way to Zion.

Per square foot runs $195 to $317 depending on year built, condition, and lot. The big variation here reflects the range of product. A remodeled 1996 single-story prices differently than a 2018 build, even though they sit a few blocks apart.

For comparison, the closest established Hurricane neighborhood is Painted Hills, which prices similarly with slightly larger lots and a slightly older build vintage. Dixie Springs is another comparable no-HOA established neighborhood on a different side of town. Brand new construction in Painted Sands starts in the low $400s with a small HOA, which puts Sage Point in the same price band but with the no-HOA advantage and the established neighborhood feel.

No HOA

Sage Point has no HOA dues. None of the phases carry HOA fees, which is part of why RV parking, work trucks, and personalized landscaping are common throughout the neighborhood. The broader no HOA homes filter shows other options across the area, but Sage Point is one of the most consistently no-HOA established neighborhoods in central Hurricane.

Most listings include some form of RV or trailer parking, whether that is a gated side yard, a dedicated pad, or just the room to keep a trailer at the house without anyone complaining. The RV parking filter shows the homes specifically set up for it.

Schools and Walkability

Sage Point is zoned to Hurricane Elementary, Hurricane Intermediate, Hurricane Middle, and Hurricane High. The schools are walkable from most addresses in the neighborhood, which is one of the real selling points for families. The city pool, the baseball fields, and Confluence Park trails are also within walking distance from most of the subdivision.

How Sage Point Compares to Other Hurricane Options

Here is how I sort Sage Point against the alternatives in Hurricane:

  • Painted Hills is the closest comparable, established no-HOA neighborhood on the west side of town off Rlington Parkway, with slightly older build vintage and similar price points.
  • Dixie Springs is another established no-HOA option with a similar buyer profile, on the other side of the valley.
  • Painted Sands is the newer construction alternative with a small HOA, starting in the low $400s for smaller-lot product.
  • Peregrine Pointe West is the upgraded new construction option with no HOA, also on the west side, at slightly higher per-square-foot pricing.
  • Quail Lake Estates is the affordability play with manufactured and modular options at lower price points, but with a real HOA.
  • Sage Point sits as the established family neighborhood closest to downtown Hurricane, with the most walkable location and the longest history as a settled community.

Working With Lance on a Sage Point Purchase or Sale

If you are buying in Sage Point, the things to pay attention to are which phase the home sits in, what updates have actually been done, where the lot falls in terms of views and street position, and whether the RV access is usable for your specific rig. The older homes here range from beautifully updated to needing real work, and the price reflects that gap. I have walked enough of these floor plans to tell the difference.

If you already own in Sage Point and want to know what your home is worth, the comp work has to sort by phase, year built, square footage, and update level. Pulling a number off Zillow on a 1996 home with a 2022 remodel will not get you there. I can put together a real comp set that reflects your specific home.
