Peregrine Pointe West Homes for Sale in Hurricane, Utah
Peregrine Pointe West is the no-HOA new construction subdivision on the west side of Hurricane that I send buyers to when they want a brand new home with serious finishes, no HOA, and a price tag that comes in well under Oak Haven. The newest listings are featured at the top of the page. Most of what is trading here was built in 2023, 2024, 2025, or 2026, with the developer still adding inventory as we speak.
The subdivision sits off 3000 West and 625 North, accessed from the 600 North turnoff at the Walmart on SR-9. What separates Peregrine Pointe West from the other new construction options in Hurricane is the upgrade level. Walk through these homes and you will see 10 to 12 foot ceilings, 20 MIL LVP flooring, tankless water heaters with built-in recirc pumps, water softener systems, EV plugs in the garage, quartz countertops, soft-close cabinetry, and epoxy garage floors as standard issue rather than as upcharges.
I live right here in Hurricane and I have walked these floor plans as they have come online. I can tell you which builders are delivering on the upgrade list and which ones are charging premium per-square-foot for features that should be standard. Homes for Sale in Peregrine Pointe West
The newest Peregrine Pointe West listings are featured at the top of the page. Use Advanced Search to filter by price, square footage, garage count, or lot size. Because this is an active build subdivision, several listings at any given time are still under construction with the option to customize finishes.
What Peregrine Pointe West Is Actually Like
This is a tightly designed subdivision on smaller lots, typical of newer Hurricane builds aimed at buyers who want low-maintenance outdoor space and a quality home rather than a quarter-acre to mow. Lot sizes run mostly 0.12 to 0.17 acre, with the bigger lots reserved for the larger two-story floor plans. Streets are quiet, the construction is consistent in quality across the subdivision, and the layout is set up so most homes get some view of either Pine Valley Mountain to the north or the red rocks of Sky Mountain across the valley.
The home stock is mostly single-story 3 bed, 2 bath floor plans in the 1,400 to 1,650 sqft range, with a handful of two-story plans that push past 2,000 sqft and offer four or five bedrooms. The standout configuration in the subdivision right now is a 2,599 sqft two-story with a fully separate casita that functions as a legitimate ADU, plus an oversized RV garage. That floor plan is the price ceiling for the neighborhood, currently active in the high $700s.
Price Range and What You Get
This is where Peregrine Pointe West gets interesting. Per square foot is on the higher end of Hurricane new construction, running roughly $295 to $353, but you are buying upgrades that other builders are charging extra for. Here is what recent activity looks like:
- $450K to $469K active for brand new 2026 single-story homes, 1,400 to 1,492 sqft, 3 bed, 2 bath, 2-car garage, with full landscaping included.
- $499K active for a 1,410 sqft single-story with a 3-car garage, primary on main, and upgrades including plantation shutters and custom cabinetry.
- $529,900 active for a 1,653 sqft single-story with enhanced insulation, premium appliances, EV plug, and a 3-car garage with epoxy floors.
- $575K active for a 1,946 sqft two-story with 10 to 12 foot ceilings, a primary suite on main, an upstairs loft, and a covered deck with mountain views.
- $799,900 active for the 2,599 sqft two-story with the casita ADU, the oversized RV garage with 14 foot door and full hookups, and 4 total garage bays.
For comparison, comparable new construction in Copper Rock typically prices well above this band. Oak Haven, which is the RV-garage-focused subdivision a few miles south, runs in the $780K to $900K range for similar square footage with bigger RV bays. Painted Sands is the closest direct competitor on price, with a similar mix of small-lot single-story product, though Painted Sands carries a small HOA and Peregrine Pointe West does not.
No HOA
Peregrine Pointe West has zero HOA dues. No design committee, no monthly bill, no parking rules. For new construction in Hurricane, this is one of the things that separates this subdivision from Painted Sands and from Copper Rock. The original Peregrine Pointe subdivision next door does carry a small $14 per month HOA, which is essentially nothing but worth knowing about. The broader no HOA homes filter shows other options across the area.
The smaller lots here mean dedicated RV parking is limited compared to neighborhoods like Oak Haven, but several homes do include side-yard RV access and one home in the current inventory has the oversized RV garage configuration. The RV parking filter shows the homes specifically set up for it.
Peregrine Pointe vs Peregrine Pointe West
These are two related but distinct subdivisions. The original Peregrine Pointe sits just east of the West phase, off 2850 W. It has slightly older inventory from around 2019, a small $14 per month HOA, and similar single-story floor plans with 3-car garages and RV parking on the side yard. Active listings in the original Peregrine Pointe currently run around $489K for a 2019-built 1,562 sqft 3 bed, 2 bath on a 0.17 acre lot. Both subdivisions feed the same schools and share the same general location and feel. The West phase is where most of the new construction activity is happening, which is why most current listings are over there.
Location and Lifestyle
Peregrine Pointe West is on the west side of Hurricane, which puts you closer to St. George than the Sand Hollow side of town. I-15 is about 10 minutes west, putting St. George at roughly 15 to 20 minutes door to door. Downtown Hurricane is five minutes east, with the State Street commercial corridor for groceries and restaurants. The Walmart on SR-9 is essentially the front door of the subdivision.
For recreation, Sand Hollow Reservoir is about 15 minutes south and Quail Creek is a similar drive. Zion National Park is around 25 miles east on SR-9. The location is honestly one of the better commuter spots in Hurricane if you work in St. George and want new construction without paying St. George new construction prices.
Schools
Peregrine Pointe West is zoned to Coral Canyon Elementary, Hurricane Intermediate, Hurricane Middle, and Hurricane High. Coral Canyon Elementary is one of the newer Washington County elementary buildings and serves the west side of Hurricane.
How Peregrine Pointe West Compares to Other Hurricane Options
Here is how I sort the choices for buyers weighing Peregrine Pointe West against the alternatives:
- New construction across the broader area shows what else is being built in the region if Hurricane is not a hard requirement.
- Painted Sands is the closest direct competitor, similar small-lot new construction at a similar price band, but it carries a $50 to $65 per month HOA where Peregrine Pointe West does not.
- Oak Haven is the brand new RV-garage subdivision a few miles south, roughly $300K more for the equivalent square footage but with the bigger RV bays.
- Copper Rock is the high-end golf community on the south side, much more expensive, very different feel.
- Painted Hills is the established resale neighborhood farther east, 20 plus years older, no HOA, similar price band but completely different home stock.
- Peregrine Pointe West sits as the upgrade-level new construction option in Hurricane with no HOA, in the under $600K band, which is a tight category.

Working With Lance on a Peregrine Pointe West Purchase or Sale
If you are buying new construction in Peregrine Pointe West, the things to watch are which upgrades are baked into the listed price versus which ones you are paying extra for, which lots have the better orientation for views, and how the floor plan you are looking at compares to others closing in the same window. I have walked these phases as they have come online and I can tell you which builders deliver clean and which ones cost you on the punch list.
If you already own a Peregrine Pointe West home and want to know what it is worth today, with brand new inventory still selling around you, I can put together a real comp set that accounts for the upgrade level rather than just averaging the subdivision.
