Falcon Ridge Homes For Sale | Hurricane, Utah

Falcon Ridge sits on the east side of Hurricane, looking out across the Virgin River area toward the Zion mountains, and it has quietly become one of the more interesting neighborhoods in town because it really plays two roles at once. The older phases of Falcon Ridge are established 2012 and 2013 builds, comfortable single-level family homes in the $430,000s to $550,000s. The newer Phase 4 is a tight cluster of brand new 2025 and 2026 luxury custom homes from builders like Madsen Homes, priced from the high $600,000s up to about $1.3 million. Same subdivision, two very different price tiers, and both share one thing that is rare in this part of Hurricane: no HOA.

Whether you are shopping the established side or the new luxury side, what holds the neighborhood together is the location. The east-Hurricane position puts these homes in line with the cliffs and the Zion approach, which is where you get the panoramic views the newer custom builds were designed around. It is also a short drive to the freeway, Sand Hollow, Quail Creek, golf, and the trails, with Zion about thirty minutes out.

The Established Side: No-HOA Family Homes

If you are looking for a starter or move-up home with breathing room and no monthly dues, the original phases of Falcon Ridge are worth a hard look. These are mostly 2012 and 2013 single-level builds, three to four bedrooms, 1,500 to 1,800 square feet, on lots that run a fifth of an acre up to a third. Recent listings have come in around $433,000 for a smaller three-bedroom and $550,000 for a larger four-bedroom on a third of an acre with RV parking and 180-degree views. No HOA, established neighborhood feel, and the kind of yard size that you cannot find in most new construction at the same price.

The New Luxury Side: Custom Builds With Zion Views

The newer phase of Falcon Ridge is a different category. These are 2025 and 2026 custom builds, mostly from Madsen Homes, designed around the Zion view corridor. Floor plans run from 1,820 square feet up past 3,400 square feet, and the feature lists are about what you would expect at this price point, gourmet kitchens with waterfall islands and Café or Frigidaire Professional appliances, walls of windows and 8-foot sliders, primary suites with mountain views, double-tandem four-car garages, RV garages, rooftop decks with firepits, private pools and spas, and attached casitas. One home here has a 1,522 square foot rooftop entertainment deck. Another carries dual living areas with a full second kitchen upstairs.

The fact that there is no HOA in this newer luxury phase is worth pausing on, because in most communities at this price level you would be paying $200 to $600 a month. At Falcon Ridge, you are not, and that combined with the Zion views and the custom-build flexibility is what is driving these homes.

Buying or Selling in Falcon Ridge?

Because Falcon Ridge spans such different price points and phases, getting the right read on value depends on knowing exactly which part of the subdivision a home sits in and how it compares to its real peers, not just the subdivision average. If you are looking at Falcon Ridge, or you own here and want a current read on what your home is worth, call or text me at 435-200-5508 or Contact Lance Clifford.

Homes for Sale in Falcon Ridge

The newest Falcon Ridge listings are featured at the top of this page. Because the subdivision spans established resales and brand new construction, you will typically see a mix of both at any given time. A saved search is the best way to stay current, and you can compare against the rest of the Hurricane market through the Advanced Search.

If a casita or multi-generational layout is on your list, the newer phase of Falcon Ridge is one of the better spots in Hurricane to find it. Several of the 2025 and 2026 builds were specifically designed with attached casitas, upstairs kitchenettes, and second living areas. If you want something more straightforward, the established phases offer simpler single-level layouts at a much lower price point.

Location and the Hurricane Lifestyle

The east-Hurricane location is the defining feature here. You are along the path toward Zion, which gives you the mountain views the luxury phase is built around, and you are right at the edge of all the area growth, new restaurants, the Hot Springs and the broader Sand Hollow recreation zone. Sand Hollow Reservoir and Quail Creek are about fifteen minutes out, several golf courses are nearby, and Zion National Park sits about thirty minutes away. For buyers who want the recreation access of Hurricane without being out on the resort side of town, Falcon Ridge is a strong fit. If outdoor living and toys are central to your search, the Hurricane off-road lifestyle page is worth a read, and the RV garage homes page is a good resource given how many of the newer Falcon Ridge builds were designed with serious garage space.

Buyers looking at the luxury side of Falcon Ridge often also compare it against the acreage custom homes in Cliffdweller Ranch, while buyers in the established phases tend to cross-shop with Coronado Ridge and Canyon Ridge on the north side of town. Comparing those side by side is the clearest way to weigh what trade-offs make sense for your price point.

Schools

Falcon Ridge is in the Washington County School District, with homes zoned for either Hurricane Elementary or Three Falls Elementary depending on the address, then Hurricane Intermediate, Hurricane Middle and Hurricane High. The elementary boundary runs through this area, so I am happy to confirm the assigned school for any specific home.
