The neighborhood sits off Sand Hollow Road on the south side of town, tucked against sandstone hillsides with views of Pine Valley Mountain in one direction and the red rocks of Sand Mountain in the other. Lots run from about half an acre up to nearly three acres, which is a wildly different scale than anything else in Hurricane outside of Sand Hollow Resort itself. That is not normal, and it tells me the HOA structure may have changed during the subdivision's buildout, or that certain lots carry additional service agreements that others do not.
If you are buying, verify the exact HOA dues, what they cover, and any special assessments on the specific lot before you write an offer. Do not assume the dues from one comp apply to the lot you are looking at. I check this on every Redstone Springs deal because it has burned buyers before.
The Lifestyle Behind the Price Tag
Redstone Springs is one of the best off-road lifestyle locations in Southern Utah. Sand Hollow Reservoir and the Sand Dunes are minutes away. You can legitimately ride a side-by-side from the garage to Sand Mountain trails. Coral Canyon Golf Course is right there. Sky Mountain Golf and Sand Hollow Golf are nearby. - Sand Hollow Resort offers the golf course frontage and resort amenity package at similar price points, with a larger HOA and a different feel. Sand Hollow buyers want the resort and the course. Redstone Springs buyers want the privacy and the garage.
- Tava Resort is the newer luxury play with high-end finishes and resort amenities, similar price tier but very different aesthetic and lot scale.
- Copper Rock is the championship golf community on the south side, also high-end, also amenity-heavy.
