Zion Vista Homes for Sale in Hurricane, Utah

Zion Vista is one of the best single-level view communities in Hurricane, and one of the few places in town where you can get a newer home, a real backyard, low HOA dues, and an actual view of Zion National Park from your living room without writing a check north of seven figures. The newest listings are featured at the top of the page. The community sits on Arlington Parkway just south of SR-9, with streets named for the iconic Zion canyons and trails, The Narrows, Weeping Rock, Grapevine, Subway. Builds run 2019 to 2022, prices have recently moved between $450,000 for an entry 2-bedroom and $725,000 for the larger homes with private pools and mother-in-law setups.

I live here in Hurricane and I send a lot of buyers to Zion Vista. The community has carved out a specific niche that very few other Hurricane subdivisions hit. It is single-level focused, view-focused, and built for people who want to live in their home rather than rent it out. That is a different conversation than Sand Hollow, Zion Village Townhomes, or Tava Resort, and the buyer profile is genuinely distinct.

Buying or Selling in Zion Vista?
This is a community where lot position, view orientation, and the specific street can move price by $50,000 or more between otherwise similar homes. A home backing to open hillside with a Zion view is a different product than a home with a back-yard neighbor on a flat lot. Homes for Sale in Zion Vista

The newest Zion Vista listings are featured at the top of the page. Use Advanced Search to filter by price, square footage, garage count, or lot size. Inventory is usually modest because the community is mostly built out and the homeowners who land here tend to stay, but enough comes to market across the year that there is usually something to look at if you are patient.

Single-Level Living Is the Whole Idea

Almost every home in Zion Vista is single-story. Floor plans tend to keep the primary suite separated from the secondary bedrooms, with open kitchen and great room layouts, eight-foot doors, and large windows positioned to capture the view from the living spaces. The smaller plans run around 1,440 to 1,480 sqft, the mid-size plans 1,700 to 1,800 sqft, and the larger single-level plans push close to 2,000 sqft. A handful of homes have walkout basements that expand the footprint considerably while keeping the main living single-level upstairs.

This matters because Hurricane has plenty of two-story new construction (Hurricane Village, Hurricane Heights, much of the townhome market) and far fewer single-level options at this price point. If you are downsizing, retired, recovering from a knee or hip, or just done with stairs forever, Zion Vista is one of the cleanest fits in the area. For buyers who want even more options across the broader market, the 55+ communities pillar covers Southern Utah's dedicated single-level subdivisions, though Zion Vista itself is all-ages.

The Views Are Real and Worth the Premium

The Zion canyon names on the street signs are not marketing fluff, the views from the back windows of these homes genuinely include Zion, Pine Valley Mountain, Smith's Mesa, Kolob, Monkey Mesa, and the lights of downtown Hurricane. Lot position is everything. Homes backing to open hillside or sitting at the edge of the community capture sustained long views. Interior lots see less and price accordingly.

The deep covered patios on most of these homes are deliberate, they exist so that you can actually live outside while you watch the sky change color over the mesas at sunset. That is the unstated promise of buying here.

Low HOA, Real Amenities

HOA dues run $42 to $50 per month. That is one of the lower HOA structures in any newer Hurricane subdivision, and the fee still covers a real set of community amenities, including a pickleball court, a putting green, picnic pavilion, restrooms, and the East Park and West Park gathering spaces, along with the maintained park strips. No pool, no clubhouse, no lazy river, no resort overhead. For buyers comparing Zion Vista against communities like Zion Village Townhomes ($502 to $652 per month HOA) or the Sand Hollow resort communities, the contrast is the entire point. You are paying for a small, functional amenity package, not a resort experience you may or may not use.

RV Parking Is a Real Feature Here

Several Zion Vista homes include gated concrete RV pads with security gates, paved RV/boat parking on the side of the home, and the lot depth to actually park a 30+ foot trailer or fifth wheel without it dominating the property. This is different from the dedicated RV garage subdivisions like Sand Hollow Village or Oak Haven, where the RV bay is inside an attached structure. In Zion Vista the RV solution is lot-side rather than garage-side. For owners who want their toys outside and accessible, this works well, and the price point is lower than a true RV garage home. For the broader picture of RV-friendly options, the RV garage pillar covers in-garage RV options across St. George, Hurricane, and Washington.

Not a Short-Term Rental Community

Zion Vista is not built or zoned for nightly rentals, and the homes here are owner-occupied or used as long-term second residences. If you are looking for a Hurricane property to run as an Airbnb or VRBO, look at Zion Village Townhomes, The Villas at Sand Hollow, or the broader vacation rental homes pillar instead. Zion Vista trades on neighborhood feel, owner stability, and quiet, which is the opposite of a resort rental community.

The Trophy Homes

Two recent listings stood out as the upper tier of what Zion Vista produces:

  • 456 S Subway, listed around $595K, single-level with a private pool, hot tub, paid-off solar panels, and turf backyard.
  • 1854 W Weeping Rock, closed at $725K, 5-bedroom with a walkout basement mother-in-law apartment that could rent for $1,600/month, a UV-filtered private pool with smart temperature control, and 240-volt EV charging in the garage.

These two illustrate where Zion Vista tops out today. Private pool, modern systems, real lot, and either a multi-generational layout or an income-producing accessory unit. Homes at this tier do not hit the market often, so when one comes available, the right buyer needs to move quickly.

Location: Arlington Parkway, Minutes From Zion

Zion Vista sits on the south side of SR-9 in Hurricane, with quick access onto the highway heading east toward Zion National Park. About 25 minutes to the Zion entrance in Springdale, about 10 minutes to Sand Hollow Reservoir and the sand dunes, about 20 minutes into downtown St. George. State Street in Hurricane is a few minutes away for groceries, gas, restaurants, and the basics, and the schools are all in town. The Hurricane off-road lifestyle page covers what's actually here for recreation, which is a big part of why people buy in this corridor in the first place.

How Zion Vista Compares to Other Hurricane Options

Here is how I sort Zion Vista against the other communities buyers usually look at alongside it:

  • The Ridge at Zion Vista is the elevated sister community with similar character and view-first positioning, generally at a higher price point and with newer construction.
  • Sand Hollow Resort offers the golf course, the lake proximity, and resort amenities, but at higher price points and with HOA structures that reflect the resort overhead.
  • Dixie Springs is the established no-HOA neighborhood with a small reservoir and a quieter community feel, often the alternative buyers consider when they want even less HOA structure.
  • Zion Vista sits between these as the single-level, view-first, low-HOA primary residence option, with the Zion-canyon street character and a buyer mix that is mostly owners rather than investors.

Schools

Zion Vista homes split between Hurricane Elementary and Three Falls Elementary depending on the specific address and lot. Hurricane Intermediate, Hurricane Middle, and Hurricane High serve the entire community. The split between the two elementary schools tracks roughly with which side of the subdivision the home sits on, so if school zoning is part of your decision, confirm the specific address before you write an offer.

Frequently Asked Questions About Zion Vista

Is Zion Vista a single-level community?

Almost entirely, yes. The great majority of homes are single-story with the primary suite on the main level. A handful of homes have walkout basements that expand the total square footage, but the main living always stays on one level. This is one of the defining features of the community and the reason a lot of buyers land here.

How much is the HOA?

Dues run $42 to $50 per month. The HOA covers the community parks, pickleball court, putting green, picnic pavilion, restrooms, and the maintained park strips. No pool, no clubhouse, no resort amenities. One of the lower HOA structures in any newer Hurricane subdivision.

What do homes in Zion Vista actually cost?

Recent activity has run from $450,000 for an entry-size 2-bedroom up to $725,000 for the larger homes with private pools or walkout basement layouts. The middle of the market sits around $520,000 to $595,000 for a mid-size single-level in good condition.

Are there homes with private pools?

Some, but not most. A few homes have been built with private in-ground pools, and these command a real premium given how few there are. If a private pool is a must-have, watch the listings closely because the inventory is thin.

Can I park an RV at my Zion Vista home?

Many of the homes have lot-side RV parking, often with gated concrete pads and security gates. This is different from an in-garage RV bay, which you would need to look at Sand Hollow Village or Oak Haven for. In Zion Vista, the RV solution is outside and gated.

Can I rent my Zion Vista home as an Airbnb?

No, this is not a short-term rental community. Homes here are owner-occupied or used as long-term second residences. For nightly rental options, look at Zion Village Townhomes, The Villas at Sand Hollow, or other STR-zoned subdivisions in Hurricane.

How close is Zion National Park?

About 25 minutes from Zion Vista to the park entrance in Springdale. The community is on Arlington Parkway just south of SR-9, which is the direct route into Zion. Sand Hollow Reservoir is about 10 minutes away in the other direction.

What is the difference between Zion Vista and The Ridge at Zion Vista?

The Ridge at Zion Vista is the newer, elevated sister community with similar single-level view-first character but generally at a higher price point and on bigger lots with bigger long views. Zion Vista is the more established and more attainable option, The Ridge is the upgrade.

Working With Lance on a Zion Vista Purchase or Sale

If you are buying in Zion Vista, lot position is the conversation that has the biggest impact on long-term value. The right street, the right view orientation, and whether you have a back-yard neighbor or open hillside behind you will move both your daily quality of life and your eventual resale. I can walk you through the available inventory, point out which lots actually deliver the view they show in the photos, and help you understand what you are really paying for.

If you already own in Zion Vista and are thinking about selling, comping your home is more nuanced than averaging the subdivision. View orientation, lot size, RV pad presence, private pool, and which street all move the price. I can put together a real comp set that reflects what your specific home will sell for in today's market.
