The newest listings are featured at the top of the page. Most of these homes are new construction from 2024 or 2025, sitting on a quarter-acre, with RV bays deep enough to swallow a 45 foot Class A and still leave room for the Polaris. No HOA dues. What Oak Haven Is Actually Like
Oak Haven sits just west of Sand Hollow Road, tucked off Turf Sod Road on a quiet grid of streets that includes 1930 South, Orchard Lane, and Blossom Way. The subdivision backs up to open agricultural land and orchards on one side, which is part of why the views are so good and why it feels rural even though you are five minutes from a gas station and ten minutes from downtown Hurricane.
The homes are all new builds, mostly single-story ranchers with a few two-story floor plans mixed in. Lots are flat and easy to landscape. A lot of owners have gone with low-water turf and rock, which makes sense given how often these folks are out of town at the dunes or the lake. Several builders have been active here, including Resilient Contracting, Big Rock Homes, and Novelty Homes, and each has its own take on the floor plan layout. What they all share is the RV garage focus.
The RV Garages Are the Whole Point
Every home in Oak Haven was designed around a serious RV bay. This is not a 30 foot bay where you have to angle the trailer in and pray you do not scrape the door. Typical Oak Haven RV garages run 45 to 63 feet deep, with doors 14 feet tall and 12 to 18 feet wide. Some homes have double-wide RV bays that fit two motorhomes parked side by side. Epoxy floors are standard.
For context, total garage square footage in this neighborhood ranges from around 1,000 sqft on the smaller homes to over 2,000 sqft on the bigger ones. That is more garage than most St. George buyers have living space in their condo. Sand Hollow, the Sand Dunes, and the Off-Road Access
The reason Oak Haven exists in the shape it does is location. You can ride a side-by-side from the garage straight to the Sand Hollow Sand Dunes. Sand Hollow Reservoir is a five minute drive. Quail Creek is just up the road. Sand Mountain trails are right there. If you spend half your weekends towing toys somewhere, living here means you stop towing and start riding.
This is the same draw as Sand Hollow Resort, but without the resort fees, without the HOA, and at a noticeably lower price per square foot. You give up the golf course frontage and the resort amenities. You keep the dunes access and the toys. Pick your poison. Price Range and What You Get
Recent closed sales in Oak Haven have ranged from the high $700s for a 2,500 sqft single-story with a 4-car garage, up to $1.38M for a 5,000 sqft two-story estate with a pool, hot tub, casita, and 5-car garage on a 0.43 acre lot. The sweet spot is the $820K to $915K range, which gets you a brand new 2,400 to 3,200 sqft home with 4 to 5 bedrooms, two master suites on opposite sides, and the big RV bay.
List price per square foot runs roughly $280 to $365. New construction in Oak Haven typically prices a bit higher per foot than older Hurricane homes because of the garage square footage and the finish quality, but lower per foot than comparable new builds inside Sand Hollow or Copper Rock.
No HOA
This is one of the big reasons people choose Oak Haven over comparable neighborhoods. Total dues and fees are zero. No design review committee. No parking rules about how long the trailer can sit in the driveway. No restrictions on what you can build in the backyard. Oak Haven is in the Washington County School District. Most of the subdivision feeds Coral Canyon Elementary, with a small portion zoned to Hurricane Elementary depending on the exact address. Middle school is Hurricane Intermediate and Hurricane Middle, and high school is Hurricane High.

- Dixie Springs is more established, with a wider mix of older homes and lower entry prices.
- Pecan Valley is right next door, similar feel, similar lot sizes, with the Pecan Valley Resort amenities nearby.
