Cliffdweller Ranch Homes For Sale | Hurricane, Utah
Cliffdweller Ranch is one of the more interesting neighborhoods in Hurricane, and to understand it you have to know the order things happened in. These homes came first. They were built as rural ranch parcels starting back in the mid 1990s and into the 2000s, sitting on big private lots up against the Hurricane Cliffs with long desert views and miles of trail access right out the back. Then Copper Rock Golf Course was built below and around part of the subdivision. So today you have a handful of established acreage homes that ended up overlooking the fairways, getting the golf course view without the small golf-lot footprint that comes with it. That combination, real acreage plus a course view, is something the newer communities simply cannot offer.
Lots here run large, generally from about 1.3 acres up past 3 acres, with homes set far enough apart that you are not staring into a neighbor's window. Most are single-level Santa Fe and Southwest-style homes, and prices have closed across a wide range, from the mid $700,000s up to $2.4 million, depending on the home, the acreage, and how much garage and shop space comes with it. That spread is normal here, because no two of these properties are really the same.
Built for People With a Lot of Toys
If there is a defining trait at Cliffdweller, it is space to store and use your stuff. The garages and outbuildings here are on another level. I have seen homes in this subdivision with an 11-car garage and a 2,600-plus square foot heated shop, dual RV garages with a detached casita, a 48-foot shop wired for 110 and 220 power with an onsite RV hookup, and even one property where you could optionally buy an adjacent airplane hangar. Several have private pools, pickleball courts, outdoor kitchens and porte-cochère entries. This is the place for the buyer who has a couple of side-by-sides, a boat, a trailer, a project car and a need to keep all of it under cover on their own land.
The acreage also means this is genuine horse property. Several homes are set up for animals, with room for stalls and turnout, which is increasingly hard to find this close to a golf course and to town. For buyers who want the rural ranch lifestyle without driving forty-five minutes to get groceries, Cliffdweller threads that needle well.
Because every property here is different, pricing one correctly takes real local knowledge of what acreage, shop space and a course view are actually worth in this market. Homes for Sale in Cliffdweller Ranch
The newest Cliffdweller Ranch listings are featured at the top of this page. This is a small acreage subdivision, so inventory stays limited and the standout properties, the ones with the big shops or the best golf and cliff views, do not last long when they are priced right. You can compare against the rest of the Hurricane Valley anytime through the Advanced Search.
Expect a lot of variety. Floor plans range from comfortable three-bedroom single-levels around 2,100 square feet to large custom estates over 4,000 square feet, some with casitas, flex rooms, and second kitchenettes for guests. Build years run from the mid 1990s through brand-new 2023 and later construction, so you will find both established homes and newer builds on the same streets.
Acreage, Golf, and the Hurricane Backyard
What you are really buying at Cliffdweller is room and access. You are minutes from Copper Rock Golf Course, about fifteen minutes from Sand Hollow Reservoir and the dunes, close to BLM land and ATV trails, and roughly half an hour from Zion National Park. For someone who moved to Hurricane specifically to ride, golf, boat and explore, having the trails start at your own property line is the whole point. If that lifestyle is what is driving your search, take a look at the Hurricane off-road lifestyle page, the equestrian properties page if horses are part of the plan, and the RV garage homes page for the big-garage crowd.
Buyers drawn to Cliffdweller often also look at the golf-front homes in neighboring Cliff View Estates at Copper Rock and Golf View Estates at Copper Rock, and at the resort lifestyle of the Sand Hollow communities. Comparing those against Cliffdweller is the clearest way to see the trade-off between a golf lot and real acreage.
Schools
Cliffdweller Ranch is in the Washington County School District, with homes zoned for either Three Falls Elementary or Hurricane Elementary, then Hurricane Intermediate, Hurricane Middle and Hurricane High. The elementary boundary runs through this area, so I can confirm the assigned school for any specific property.
Cliffdweller Ranch FAQ
How big are the lots in Cliffdweller Ranch?
Large. Most parcels run from about 1.3 acres up past 3 acres, which is what allows for the oversized shops, RV garages, horse setups and private feel the neighborhood is known for.
Are the homes on the Copper Rock Golf Course?
Some are. The homes predate the course, which was built below and around part of the subdivision, so a number of properties now overlook the fairways while still sitting on full acreage rather than a small golf lot.
Is Cliffdweller Ranch horse property?
Yes. The acreage makes it genuine horse property, and several homes are already set up for animals. Always verify the specifics for a given parcel, but the neighborhood supports it.
Does Cliffdweller Ranch have an HOA?
Yes, but a very light one. Dues have run around $200 a year, which is nominal compared to most communities and unusual for a subdivision with lots this size. Verify the current amount for any specific home.
What do homes in Cliffdweller Ranch cost?
Recent sales have ranged from the mid $700,000s up to $2.4 million. Where a home lands depends heavily on the house itself, the acreage, the view, and how much shop and garage space is included.
