Eagle Pointe Homes For Sale | Hurricane, Utah

Eagle Pointe is a newer townhome community on the front nine of Sky Mountain Golf Course, and it has carved out a specific niche in the Hurricane market. This is where you go if you want the Sky Mountain golf lifestyle without buying a full single-family home, or if you want a lock-and-leave second home that does not need a lot of upkeep when you are not there. The townhomes are all 2022 to 2025 builds from Perry Homes Utah, so everything here is essentially new construction, and prices run from the mid $380,000s up to the high $530,000s depending on size and finishes.

Floor plans here are two-story townhomes ranging from about 1,750 to 2,270 square feet, with three or four bedrooms, two-and-a-half to three-and-a-half baths, and an attached two or three-car garage. Several units feature primary-on-main layouts, which is one of the more requested features for second-home buyers and downsizers in Hurricane. The newer phases include nice finish touches, GE Profile appliances, quartz counters, stained alder cabinets, tile showers, tankless water heaters with recirculation pumps and 20-foot great room ceilings, which is a lot of home for the price.

The HOA Setup Is Worth Understanding

One thing to walk through carefully at Eagle Pointe is the HOA structure, because it works differently than a typical community. The base HOA runs about $165 a month and covers exterior maintenance and insurance, which is what gives you the lock-and-leave benefit. On top of that, there is an optional amenity package that brings the total to roughly $250 a month and adds access to the community pool, hot tub and pickleball courts. Some units already include the amenity package as part of the purchase. Some do not, which means the buyer would choose whether to add it. That detail can change the real monthly cost meaningfully, so it is worth verifying on any specific unit before you write an offer.

The other thing worth knowing is that these are technically two separate HOAs working together, which is unusual but not a problem, just something to be aware of so the numbers line up the way you expect.

Buying or Selling at Eagle Pointe?

Eagle Pointe is mostly new construction sold by the builder, which means having your own representation costs you nothing and helps you navigate which unit, which floor plan, which HOA arrangement and which incentives actually pencil out for you. Townhomes for Sale at Eagle Pointe

The newest Eagle Pointe townhomes are featured at the top of this page. Since the community is still actively being built out, available inventory changes regularly between move-in-ready units and homes still under construction. A saved search is the simplest way to stay on top of new listings, and you can also compare against other Hurricane and Southern Utah options through the Advanced Search.

What you find here will largely depend on phase and floor plan. Smaller two-bedroom-plus-loft layouts come in around 1,750 square feet, the standard three and four-bedroom townhomes run from 2,000 to 2,200 square feet, and a few larger floor plans push past 2,200 with a private interior courtyard and a 3-car garage. End units are particularly desirable here for the added privacy and natural light. A handful of units have come with notable upgrades like smart lighting, water softener systems, and pre-wired 220V outlets for a personal hot tub on the back patio.

Sky Mountain Golf, the Lake, and the Hurricane Lifestyle

The location is really the engine that drives Eagle Pointe. You are steps from Sky Mountain Golf Course, which is one of the best-priced public courses in the region with genuinely good red rock views. Quail Creek Reservoir is about twelve minutes away, Sand Hollow Reservoir and the dunes are roughly twenty-three minutes, and Zion National Park is around thirty-five minutes out. Add the on-site amenity package with the pool and pickleball and you have a fully working second-home setup right inside the neighborhood. The St. George golf course homes page covers the wider golf real estate picture if you want context, and the condos and townhomes page is a good resource for buyers specifically comparing attached-home options across the region.

Buyers looking at Eagle Pointe often also compare it against the Clubhouse Series at Sky Mountain within the same golf community, and against Knollwood Townhomes elsewhere in Hurricane. Comparing those side by side is the clearest way to figure out which townhome format fits your goals.

Schools

Eagle Pointe is in the Washington County School District, zoned for Hurricane Elementary, Hurricane Intermediate, Hurricane Middle and Hurricane High. Most buyers here are second-home owners or empty-nesters, but I can confirm current boundaries for any specific address for full-time families.
