That lot size alone sets Anasazi Hills apart from most of luxury St. George, where you are often paying seven figures for a quarter acre. Construction dates span 1998 to 2023, so you will find everything from established Parade-of-Homes builds to recent ground-up new construction.
The finish level is what you would expect at this tier and then some. Recent sales have featured SubZero and Wolf appliance suites, six-burner gas ranges, butler pantries, Control 4 smart-home automation, motorized Lutron blinds, oversized heated and air-conditioned garages with room for a golf cart, casitas, theater rooms, and outdoor living built for year-round use with misters and infrared heaters. Private pools are the norm rather than the exception, several with electronic covers and water features. Shakespeare Development Group is the builder name that shows up most on the newer high-end homes here.
This is a recreation-and-views buyer, not a school-district buyer. The draw is the gated setting, the golf course, the Snow Canyon backdrop, and the Entrada lifestyle that comes with the address.
Anasazi Hills Prices and Recent Sales
Here is where the numbers landed based on recent activity. Treat it as a starting point, since lot position, view exposure, build year, and golf membership status all move the price hard at this level.

The Membership and Dues Structure (Read This Before You Buy)
This is the part that surprises buyers, so I will lay it out plainly. The base HOA at Anasazi Hills is low, generally $124 to $155 per month, and it covers the gates, the private roads, security, and common-area maintenance. That low number is real, but it is not the whole cost of living in Entrada.
On top of the HOA sits the Entrada Associate membership, which has been running around $195 to $224 per month and gives you access to the clubhouse and the private wellness center with its tennis and pickleball courts, weight room, indoor lap pool, outdoor pool, and the full slate of classes. There is also an $800 annual food minimum at The Club, which works out to roughly $66 a month. Some homes come with the Associate membership initiation waived, which used to be a one-time fee, so that is worth confirming on the specific home.
Full equity golf membership is a separate purchase and is not automatic with the house. On some listings it is available to buy and transfer to the new owner, on others it is not part of the deal. If golf is the reason you are buying into Entrada, this is the single detail to nail down before you write an offer, because membership availability and cost can move your real all-in number significantly. The Entrada Lifestyle
What you are really buying in Anasazi Hills is the Entrada community around the home. The wellness center is open seven days a week, and the club calendar runs heavy with group hikes, bike rides, tennis and pickleball, yoga and Pilates, plus bridge, book clubs, and social events at the grille and restaurant. For a lot of buyers here, especially those relocating or buying a second home, that built-in social infrastructure is as much of the draw as the house itself. You are minutes from Snow Canyon State Park, Tuacahn, and the Ivins and Santa Clara recreation network.
How Anasazi Hills Compares to the Rest of Entrada
Entrada has several distinct neighborhoods, and they are not interchangeable. Anasazi Hills is the more attainable entry into Entrada custom living, with a real floor in the low $1M range for an established home. Kachina Cliffs at Entrada sits higher up the ladder on larger half-acre-plus trophy lots with newer ultra-custom builds. Kachina Springs at Entrada is a different product entirely, leaning toward patio homes and a lower entry point.
