Knolls at Little Valley | Homes for Sale in St. George, Utah

Knolls at Little Valley is the original Little Valley neighborhood, built out between roughly 2003 and 2006 on the east side of River Road just south of Brigham Road. This is the established corner of Little Valley, with mature trees, full landscaping that has had two decades to fill in, and a layout that predates the modern subdivision design rules used in newer Little Valley sections. The two features that drive almost every sale here are the same two features: no HOA and big lots.

Lot sizes in Knolls run from about 0.29 acres on the smaller side up to nearly 0.6 acres on the larger end. That is roughly two to four times the lot size of a typical newer Little Valley build, and it is the reason you see what you see in this neighborhood: RV parking pads, private in-ground and saltwater pools, detached workshops, oversized 3 and even 5-car garages, mature shade trees, and yards with actual room to do things in. Newer Little Valley subdivisions cannot give you any of that.

That is the going rate for clean, updated single-level builds in this neighborhood, and it has been remarkably consistent.

Homes with finished basements price per square foot looks dramatically lower, $164 to $190 range, but that does not mean those homes are cheaper to own. The Limestone Circle home with a finished walkout basement sold at $1,099,000, full price in five days. The basement square footage trades at a discount to main-floor square footage, which pulls the blended price per square foot number down, but the total sale price still lands higher because there is more livable space. Buyers who only look at price per square foot miss this. Sellers who price strictly on price per square foot leave money on the table.

Practical translation: Compare Knolls homes by total price and total finished square footage, not by price per square foot. The basement homes look cheap on a per-foot basis and they are not. The single-level homes look expensive on a per-foot basis and they are not. The market here knows the difference even when the search filters do not.

What You Actually Get for the Money

The defining Knolls home is single-level, 2,500 to 3,000 finished square feet on the main level, three to four bedrooms plus a den or office, three-car garage standard, full landscaping, fully fenced yard, tile roof, and a covered patio. Most homes have RV parking either as a dedicated pad or as gated side access. Pools are common but not universal, with several active listings featuring private saltwater or in-ground pools.

Construction quality from this 2003-2006 era is generally solid. These were custom and semi-custom builds rather than tract production, so floor plans vary house to house and finishes were usually one step above builder grade from the start. Twenty years on, many homes have been updated, some twice. Kitchens with newer quartz counters, modern appliances, and refreshed cabinetry are common. Roofs are tile, which is a long-life material, but buyers should still verify roof condition during inspection on homes of this age.

For buyers who want a larger lot or more acreage, the nearby Little Valley Ranch Estates is worth comparing. Different product, different price point, but similar Little Valley address and similar no-HOA character on the larger lot side.

Costco, Walmart, the medical corridor, and the I-15 interchange at Brigham Road are all about ten minutes away. Sand Hollow Reservoir is a twenty-minute drive for boating and off-roading.

How Knolls Compares to Newer Little Valley

Buyers shopping Little Valley broadly usually come down to a choice between Knolls and one of the newer subdivisions like Desert Color-adjacent builds or the Meadow Valley Farms area. The differences are real.

Knolls gives you the larger lot, the mature landscaping, no HOA, and a price point in the high $500s to low $900s for most product. The trade-off is that the homes are now twenty-plus years old, so HVAC systems, roofs, water heaters, and finishes are all somewhere in their second cycle. Buyers should plan for some near-term capital expenses on any Knolls home that has not been recently updated.

Newer Little Valley builds give you current finishes, modern floor plans, energy-efficient construction, and builder warranties. The trade-off is smaller lots, HOA dues, and prices generally starting where Knolls ends. Which side of that trade-off is right depends on the buyer.

What Sells Fast and What Sits

The recent data tells a clear story. The Limestone Circle home sold full price in five days because it was move-in ready, on a large lot, and priced honestly from day one. The Westcliff home with the finished walkout basement and the mountain view is still active after 56 days because the price was set assuming basement footage trades at main-floor rates, and it does not.

Knolls is a forgiving neighborhood for sellers who price it right and a punishing one for sellers who chase the comps from above. Move-in condition plus realistic pricing equals a fast sale here. Deferred maintenance plus aspirational pricing equals 100-plus days on market and a reduction.
