Cove at Little Valley is a small enclave of newer custom homes in the heart of Little Valley, on the southeast side of St. George off River Road. This is the upper end of Little Valley, with homes built mostly between 2018 and 2020 on large lots, and one feature that sets it apart from most newer neighborhoods at this level: there is no HOA.

The homes here are big, generally 2,400 to over 5,600 square feet, with four to six bedrooms and three to four-car garages. They sit on lots from about a third of an acre up to nearly half an acre, which is generous for a newer custom neighborhood. That combination of large lots and no HOA is exactly why you see private pools, RV parking, guest casitas, and finished bonus garage space throughout the Cove.

You will not find a board telling you what you can park or build here. The single-level homes and the smaller four-bedroom plans tend to sit at the lower end of that range, while the larger two-story homes with pools and big garages reach higher. Pricing a home accurately here takes real attention to the comps, since no two have the same lot or the same upgrades.

The Little Valley Location

Location is a big part of the appeal. The Cove is walking distance to Little Valley Elementary and Sunrise Ridge Intermediate, and just minutes from Little Valley Park with its pickleball courts, sand volleyball, and baseball fields. You are close to the River Road corridor for shopping, dining, and medical, with easy access to the rest of the southeast side of town. The neighborhood is also in the Dixie Power service area, which the listings note tends to carry lower electric rates than other parts of the valley.
