Desert Crossing Homes for Sale in St. George, Utah

Desert Crossing is a small no-HOA neighborhood in the Desert Canyons area on the southeast side of St. George, off Southern Parkway. The newest listings are featured at the top of the page. It is one of the more approachable ways into Desert Canyons, with newer single-level homes that trade in an attainable range, no monthly HOA fee, and the same red rock and mountain views that draw people to this side of town.

The homes were built in 2019 and 2020, and most are single-level, generally 1,800 to 2,300 square feet with three to four bedrooms. They are turnkey, fully landscaped and fenced, with two and three-car garages and RV parking on many of them. For a buyer who wants a newer, low-maintenance home without stairs or an HOA, Desert Crossing is one of the better values in the area.

Single-Level Living Without the HOA

The thing that defines Desert Crossing is single-level living with no HOA. Nearly every home here is one level, which makes them easy to live in and easy to maintain, and there are no dues and no board to answer to. That combination is harder to find than you would think, especially in a newer neighborhood, and it is the main reason these homes move quickly when they come up.

The open-concept floor plans, granite or quartz kitchens, and fully fenced backyards make them genuinely move-in ready. Whether you are moving up, slowing down, or just want a low-maintenance home with no stairs, the layouts here fit a lot of different situations.

Views, RV Parking, and Newer Construction

For a neighborhood at this price point, Desert Crossing punches above its weight on the things that matter most out here. Many homes capture mountain, valley, and sunset views, and several sit on elevated lots that look out over the homes behind them, adding both views and privacy. RV parking is common, often gated, giving you room for the toys without an HOA telling you no. And because the homes were built in 2019 and 2020, the finishes are modern and the systems are newer, so there is less to worry about after you move in.

Recent Sales and Pricing

Here is what has actually been trading in Desert Crossing. Most homes have sold in a tight band from about $500,000 to $560,000, which is part of the appeal, these are attainable single-level homes in a desirable area. The exception is the larger, fully loaded homes: one with a private pool, hot tub, putting green, and outdoor kitchen on a bigger lot closed at $755,000. So the range runs from the low $500,000s to the mid $700,000s, with size, lot, and extras like a pool driving where a home lands.

The Location

Desert Crossing is in the Desert Canyons area off Southern Parkway, minutes from the St. George Regional Airport and a short drive to I-15. That puts the new Costco at Desert Color, Smith's Marketplace, and a growing list of shops and restaurants close by, along with Desert Canyons Elementary, community parks, and the trails this part of town is known for. Several homes are on the Dixie Power grid, which tends to carry lower electric rates.

Schools

Desert Crossing is served by Desert Canyons Elementary, Sunrise Ridge Intermediate, Desert Hills Middle School, and Desert Hills High School, though a few homes near the boundary may fall into the Crimson Cliffs schools instead. Because zones do shift as this side of town grows, I always confirm the current assignment for a specific home.
