Paradise Canyon Homes for Sale, St. George Utah
Paradise Canyon sits at the base of the Red Cliffs Reserve on the west side of St. George, right off Snow Canyon Parkway. If you've driven out to Tuacahn Amphitheatre or hit the Chuckwalla trailhead, you've gone past it. It's a built-out community of single-level homes wrapped around three community pools, walking distance to red rock trails, and one of the few St. George neighborhoods that gives you a resort feel without an Entrada or Stone Cliff price tag.
Current Paradise Canyon listings are at the top of this page. Sort by price, beds, or square footage to narrow things down, or run the Advanced Search to filter the full St. George MLS by anything else you care about.

Who Paradise Canyon Actually Fits
Paradise Canyon attracts a specific buyer profile. People who want a winter base they can lock and leave. People who want resort amenities without committing to age-restricted living. People who want one-level homes because they're done with stairs. And outdoor people who want trails right outside the door without paying Entrada money.
A lot of homes here are owned as second residences, so the neighborhood stays quiet, landscapes stay maintained, and turnover happens steadily as owners reshuffle their plans. Lots are small by design, single-level, built around low-maintenance living. Buyers looking for big yards and acreage typically end up in Little Valley or Washington Fields instead.
The HOA, Which Is the Real Reason People Buy Here
For roughly $210 a month, Paradise Canyon owners get front yard maintenance plus access to three pools (two outdoor, one indoor), two hot tubs, a fitness center, library, clubhouse with full kitchen, and an event space. The indoor pool is the part most buyers overlook on their first walk-through. St. George summers run hot enough that the outdoor pools lose their appeal in July and August, and snowbirds want a heated indoor option through the winter when they're in town. Having both under one HOA fee is what pushes a lot of buyers off the fence.
Compare that to a similar-priced home in a non-HOA neighborhood where you'd be paying separately for landscaping and have no community amenities at all. For low-maintenance buyers the math usually works in Paradise Canyon's favor.
Trails, Red Cliffs, and Snow Canyon Access
This is where Paradise Canyon punches above its price. The neighborhood backs directly onto Halfway Wash and the Tortoise Preserve, which puts the Chuckwalla and Beck Hill trails within walking distance of most streets in the subdivision. Snow Canyon State Park is a five minute drive up the parkway. Tuacahn Amphitheatre, with its summer Broadway and concert series, is right around the corner.
For mountain bikers and hikers this is a serious draw. I ride out of this area regularly, and there's good intermediate singletrack accessible from the community. The same trail network connects to the larger Red Cliffs Reserve system, so you can be on dirt for hours without driving anywhere.
Floor Plans and Build Quality
Paradise Canyon was built out between 2001 and 2006 by a handful of regional builders, so floor plans vary block to block but share a similar DNA. Expect open great rooms with high ceilings, kitchens that flow into the dining area, primary suites separated from secondary bedrooms, and a den or office that can flex as a fourth bedroom. Two-car garages are standard and three-car garages show up on the larger floor plans, usually 2,200 square feet and up.
Construction is conventional stick frame with stucco exterior, tile or LVP floors in most updated homes, and natural gas heat. Tile roofs are common. Most homes in the community show well because so many are second residences with lighter day-to-day wear and consistent upkeep.
What Homes Are Selling For
Recent activity gives a clear read on the market. A 2-bedroom, 1,694 square foot home recently closed at $410,000. A 3-bedroom, 1,813 square footer closed at $550,000. Larger 2,200 to 2,500 square foot homes are trading between $580,000 and $630,000 on the closed side, with the upper end pushing toward $855,000 for homes with premium lot positions backing the preserve or featuring private pools.
The biggest variables on price are lot orientation (preserve-backing lots command a premium), garage count (three-car homes sell faster), and updates. Original 2003-era kitchens and bathrooms get discounted hard. Updated LVP floors, refreshed paint, and modern fixtures move quickly. For broader context on St. George pricing trends, the St. George market summary covers month-over-month movement across the area.
Schools
Paradise Canyon is split between school boundaries depending on which street you're on. The east side typically feeds Diamond Valley Elementary, Tonaquint Intermediate, Dixie Middle, and Dixie High. The west side feeds Santa Clara or Paradise Canyon Elementary, Lava Ridge Intermediate, Snow Canyon Middle, and Snow Canyon High. The line cuts through the subdivision, so verify boundaries on any specific home before assuming. For a broader look at St. George schools, that's covered separately.
How Paradise Canyon Compares
If you're weighing Paradise Canyon against other St. George options, the closest comparables tell different stories. Entrada gives you bigger lots, a private golf course, and a more upscale clubhouse, but you're starting around $900k and topping $3M. Different buyer profile entirely.
Sunbrook is closer on price, has golf access, and offers single-level options, but the amenity package isn't as complete. No community-wide indoor pool. 55+ communities like Sun River give you a similar low-maintenance feel with stricter age restrictions and a different social scene. Paradise Canyon has no age limit, which works for a wider mix of buyers.
Condos and townhomes get you to a lower entry point, but you trade the detached single-family feel and the private lot. New construction in Divario or Desert Color gives you modern finishes and warranty, but you give up mature landscaping, established trees, and the trail-adjacent location Paradise Canyon has spent two decades building.
Paradise Canyon FAQ
Is Paradise Canyon a 55+ community?
No. There's no age restriction. The amenity package and single-level layout draws a certain crowd, but anyone can buy and live here.
Can I short-term rent my Paradise Canyon home?
The CC&Rs generally restrict rentals under 30 days, which is standard for residential St. George communities. Always verify current HOA rules before purchase if rental income is part of your plan. If short-term rental income is the goal, look at St. George vacation rental communities that are zoned and HOA-cleared for nightly stays.
What does the HOA cover?
Front yard maintenance, access to three community pools (two outdoor, one indoor), two spas, a clubhouse with full kitchen and event space, fitness center, and library. Dues run roughly $210 to $220 per month with a $295 transfer fee at closing.
Are the homes all single-level?
Yes. Paradise Canyon was built as a single-story community from the start. No two-story homes exist in the subdivision.
How close are the hiking trails?
Direct access. The Halfway Wash and Chuckwalla trail systems are reachable on foot from most streets, with Snow Canyon State Park a short drive up the parkway and the larger Red Cliffs Reserve network connecting from there.
What's the average days on market?
Varies by price band and condition. Well-priced updated homes in Paradise Canyon often go pending in under 30 days. Aged or overpriced homes can sit 90 days or longer. For a current snapshot, check the St. George market summary.
Is Paradise Canyon dog friendly?
Yes. Standard residential pet rules apply through the HOA, and the surrounding trail access makes it easy to get a dog out for a walk straight from the front door.
Ready to Take a Closer Look?
Paradise Canyon is one of those neighborhoods that's easy to like once you walk it. The pools, the trails, the quiet streets, the views back into the red rock. The trick is finding the right floor plan on the right lot at the right price, and that's where I come in. I show homes here regularly and know which streets back the preserve, which floor plans hold value over time, and which sellers are flexible on terms.
