Buyers planning to use the home as a long-term primary residence, with room to garden and entertain on their own grounds, usually land on Cliffs. Buyers who need the home to take care of itself while they are at their other house land on Springs.

Homes that need updating, sit on interior lots without strong views, or are priced ahead of the comps tend to sit and eventually reduce. Is the Associate Country Club Membership really mandatory?

Yes. Every owner in the Entrada community, including all of Kachina Springs, is required to maintain Associate Membership. There is no opt-out. The annual food minimum at the club restaurants is also mandatory. The Equity Golf Membership is the only piece that is optional.

Can I rent out a Kachina Springs home?

Rentals are permitted but restricted. Short-term vacation rentals are not allowed. Longer-term rentals are generally workable but the HOA has rules around minimum lease lengths and tenant registration. Confirm the current rental policy directly with the HOA before purchasing if rental income is part of the plan.

Are most homes single-level?

Almost all of them, yes. The neighborhood was designed as single-level patio homes from the start. The exception is the larger custom homes in the East phase along Entrada Trail, where a few floor plans include finished basements. If single-level living is a hard requirement, Kachina Springs is one of the strongest fits in the entire Entrada community.

What is the view situation?

Views vary significantly by phase and lot position. The original Kachina Springs section has the best golf course exposure. How long does it take to drive to the airport or the parks?

St. George Regional Airport is about 20 minutes south. Zion National Park is roughly an hour to the east. Snow Canyon State Park is at the back door, less than five minutes. Is the community age-restricted?
